Ross Holloway presented the Ewing Properties amendment to Amberwood located at Bridge
Street and Landersdale. This is to change from single family to two family dwellings. Eight
lots were single family. In November of 1998, eight large lots were approved for eight single
dwellings. Mr. Harris, adjoining property at 13207 Landersdale Road, owner reported to the
commission he had not received a certified letter on this amendment and spoke of added liability
for his pool, he would rather this stay as single family homes.. Shirley Blankenship, Roberson
Village, told the commission her daughter lived at 425 Victoria Lane and the Ewing property
backed up to her adding more kids and traffic. Building inspector Joe Beikman said there had to
be a 40 tbot setback, one car in garage with tbur parking spaces on the driveway because a lbur
bedroom requires five parking spaces. Ross Holloway said they would make arrangements for
this.

Motion was made by Commissioner McGuire, second by Commissioner Ehrhart to accept
request for amendment, eight residential lots single dwelling changed to eight 2-family
dwellings, include copy of covenants and restrictions, and increase driveway to include parking
for five vehicles on a four bedroom. Motion was 3-3 with one abstension. Opposed was Joel
Beebe, Andy Pygrnan, and Mike Young. Jim Bruner abstained. Next motion, Commissioner
Young, second by Commissioner Pygman moved to deny request. The same vote was obtained,
3-3 with one abstension. Opposed to this motion was Charles McGuire, Tim Bennett, John
Ehrhart and Jim Bruner abstained. This request was tabled to May meeting of the Mooresville
Plan Commission. No new notices.

Next, Ross Holloway presented a revision to Collett Acres, Section III, ~br Swinney Brothers.
This revision is for a reconfiguration of lots. This calls for one less lot from original plan, now
includes 27 lots. Building Inspector Joe Beikman said the county maintains roads in Section I
and II. If the county does not accept Section III road maintenance they can join a homeowners
association to maintain, but a separate agreement will have to be made. Motion was made by
Commissioner Bnmer, second by Commissioner Ehrhart to approve subject to a letter from
county to accept roads or lot Homeowners Association to maintain the roads, also waive getting
a variance on width to depth milos. Motion carded 7-0. Tech notes are attached.

Commissioner Pygrnan, under old business, told the commission the house north of railroad on
east side of Indianapolis Road had permanant signs up saying they were open for business on
Saturday. They will be told to cease business or cited in to the next meeting. Their permit ran
out in November of 1999.

Town attorney Tim Currens told the commission members to review the copy of ordinance
changes and they will publish and set a public hearing date at May meeting of Plan
Commission.

President Joel Beebe reported to commission he had received a letter of resignation from Alan
Marshall for business reasons in relation to time constraints.

Commissioner Bruner asked if the Master Plan will be reviewed and updated also.
