MOORESVILLE PLAN COMMISSION <br /> MINUTES <br /> THURSDAY, MAY 25, 2000, 7:00 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, May 23, 2000, at 7:00 P. M. at the <br />Mooresville Town Hall. <br /> <br />Members present: President Joel Beebe, Andy Pygrnan, Jim Bruner, Charles McGuire, Robert <br />Williamson, John Ehrhart and Mike Young. Members absent: Tim Bennett and vacated seat of <br />Alan Marshall. <br /> <br />First on agenda, Fc!ey & Foley representing Smart. Ode!!'s request for rezone for property behind <br />beauty shop on High Street from B-2 to I-1 for storage buildings. In 1996 a variance was granted <br />to allow a used car lot at this location. The entrance to storage buildings offalley to north side <br />of property. The units will be fenced and hours 7 AM to 7PM. They are not contemplating <br />outside storage. Motion was made by Commissioner Williamson, second by Commissioner <br />Brunet to recommend to the Town Council to rezone from B-2 to I- 1. Motion carried 6-1. <br />Commissioner Pygrnan opposed. This is to be heard at the June 6, 2000 Town Council meeting. <br />Next, Ross Holloway presented an amended PUD for Amberwood oxvned by Ewing Properties. <br />Mr. Holloway stated he was representing buyers Robert Litz Assoc. The plan is for owner <br />occupied doubles, one hundred four (104) units in fifty-two (52) buildings, 4.4 units per gross <br />acre density. A minimum of 1200 square feet, two car garage, full brick faces, wood siding, all <br />community area maintained by an Association. Dues to be $50.00 per month per trait to start. <br />The Association to maintain insurance. A clubhouse at north end with nine parking spaces, but <br />no swimming pool or tennis courts. The developer agreed to extend sewer to intersection east of <br />Landersdale Road to three houses if can have reimbursement thru a Developer Availability , <br />agreement. <br /> <br /> Gerald Gray, Knighsbridge subdivision, expressed concern with added traffic, possibly 208 more <br /> CarS. <br /> <br /> Price of condos begin at $100 per square foot, approximately $120,000 to $125,000 per unit. <br /> Commissioner Young expressed concern that buildings were too close and there was no variety. <br /> Commission McGuire told the commission he will agree this community needs this type of <br /> housing. Motion was made by Commissioner McGuire, second by Commissioner Ehrhart to <br /> approve amendment with approval also of two lots with below minimum setback and covenants <br /> and restrictions as presented. Motion was 4-3. Commissioner Beebe, Williamson, and Young <br /> opposed. Since this was not a quorum, Mr. Holloway suggested coming back to the June <br /> meeting and maybe they could work on density and obtain a traffic analysis. This request tabled <br /> to June 22, 2000 meeting of the Mooresville Plan Commission. <br /> Next, Ross Holloway presented a request for approval of Flagstaff Lot 9 development plat for <br /> <br /> <br />
