MOORESVILLE BOARD OF ZONING APPEALS
FINDINGS OF FACT

The Mooresville Board of Zoning Appeals met at it's regular
scheduled meeting date, April 20, 1994 at 7:00 p.m. and heard the
request of Hosten Bible and Ron Alexander for a Variance on the
real property described in the attached Exhibit "A" requesting a
variance from the setbacks in a B-2 Business District from 10 foot
to 1 foot. The board having held a public hearing now makes the
following findings of fact pursuant to I.C. 36-7-4-918.5:

1. That the approval of the variance will not be injurious to
the public health, safety, morals, and general welfare of the

community due to that the adjoining business uses, the other
buffering and uses in the area.

2. That the use and value of the area adjacent to the
property included in the variance would not be affected in any

substantially adverse manner since it is a business use with
adjoining parking, no windows and the proposed improvements would
add to the value of the adjoining properties.

3. That the strict application of the terms of the zoning
ordinance would result in practical difficulties in the use of this
property for B-2 Business uses due to the size of the lot.
approved unanimously this /~ day of

This variance

MOORESVILLE BOARD OF ZONING APPEALS
Donald B~rr~ Chairman ? /
