MOORESVILLE BOARD OF ZONING APPEALS <br /> FINDINGS OF FACT <br /> <br /> The Mooresville Board of Zoning Appeals having reviewed the <br />variance from use request of Edith Hawkins filed by Laverne Hoffman <br />for the use of the real property located at 349 E. Washington <br />Street, Mooresville, Indiana as a craft shop, said property <br />being zoned R-i, Residential, the Board of Zoning Appeals now <br /> <br />makes the following findings of fact pursuant to I.C. 36-7-4-918.4: <br /> 1. That the approval would not be injurious to the public <br /> health, safety, morals and general welfare of the community <br /> in that there are similar business uses in the area and the <br /> nature of this use would not be threatening to any of the <br /> adjacent uses. <br /> <br /> 2. That the use and value of the area adjacent to the <br /> property included in the variance will not be affected in <br /> a substantially adverse manner in that the form of the <br /> proposed use would be compatible with other business uses <br /> in the area and not threatening to adjoining residential <br /> <br />uses. <br /> <br />3. That the need for the variance arises from some condition <br />peculiar to the property involved, more particularly, that <br />the surroundin§ business uses. <br /> <br />4. That the strict application of the terms of the zonin§ <br />ordinance will constitute unnecessary hardship if applied <br /> <br /> <br />
