Mr. Kramer asked if the addition would be the same height as the main addition and Mr.
Holloway said that it would be approximately the same height.
Mr. Mark St John, nearby resident, said he was concerned about the water run off; they have
problems with that now and there will need to be a storm sewer installed. He said this was to be
starch company, so would there be an order from the processing of the starch product. Mr.
Holloway said they had addressed this at the Plan Commission meeting and this was a dry
product and they would not be cooking the corn so there would not be an odor. Mr. St. John
said they already have a problem with the brick company's smoke stacks and Mr. Holloway said
they would not be cooking anything and the building will be sealed tightly, because of they
cannot allow any insects, rodents or anything to get into the food product.
Mr. Tony Coffey, 10048 N David, said he was concerned that the mound will flood his property,
because with heavy rain they already have a problem. He feels this will cause a decrease in their.
property value.
Mr. Richard Moore, 10042 N. David Lane, said the project will come up to his back yard and he
will have a chain link fence instead of an open field. He said their will he semi-trucks going by
staring at his daughter in their pool in the summer. He also in concerned that his property value
will decrease.
Mr. Sean Danielson, 10058 N. David Lane, said his major concern is with the flooding. When
there is a big rain the water will drain through his front yard and along the field in the back yard.
He is concerned that with the mound the water will not have a place to go other than under his
house. He is concerned about the truck traffic coming and going 24 hours a day and about the
property value. The increased traffic on Old St. Rd 67 and getting out of his drive, the traffic
has increased quit a bit with the industry in the area.
Mr. Coffey said he was concerned about the increased traffic on Old St. Rd. 67, getting out of his
drive and the noise from people going outside on breaks. He wanted to know if they would be
forced to hook on the sewer when they bring the sewer line to the site.
Mr. Holloway stated the property as already been recommended by the Plan Commission to be
rezoned to 1-2 and this is the best type of use for this site. He said they were right about the
drainage; there is a low area that will be piped so the water will not be trapped. They will
probably be improving the drainage, because of the Mooresville Storm Water Ordinance. The
burm will not block the drainage; they will collect the drainage and run it to a collection area.
The sewer line will run along the east side of the David's Subdivision, just off the Indiana
Southern right-of-way. They are going to construct a sewer near the southeast comer parallel
with their south line. David Subdivision will not be required to connect to the sewer. This is an
issue for the town and he does not believe the Town of Mooresville has any plan to require them
to connect. The sewer line will be on the Pac-More site and not on the subdivision side. He
does not believe there will be a significant decrease in the property value based on the fact they
hoped to have an 1-2 use there. There will be truck traffic on the south side and that is one of the
reasons for the landscaping they are proposing for the entire south side. A majority of the truck
