traffic will come off Old State Rd 67 and go to the north side of the building to the docks. There
will not be a lot of truck traffic on the south side.
Mr. Kramer asked Mr. Holloway to show the audience the drawing to show how the water will
not drain onto their property. Mr. Holloway said the existing swale is not very good and they
will be defining the swale, piping it through parts of the areas, making sure they have enough
inlets to take care of any flow that comes toward their property and before it goes to their
property. They can guarantee that there will not be any water from their property on to their
property and anything coming from their property flows toward this site will be collected and
carried away.
Mr. Holloway said the variance for 24 hour.operation was to clarify the language of the
Ordinance to allow 24 hour operation in I-2 use.
Mr. Kramer asked that if in the future with Phase II and they build the road to the south could
they prohibit the use of the road except for emergency and give a time when it could be used. .
Mr. Holloway said they would rather not do that. Next he asked about the rail cars being kicked
around at night and the noise that it would create would not be contained by a sound bearer. Mr.
Holloway said that this was discussed at the Plan Commission and they do not believe that they
will be handling railcars much at night. Once they are there they will actually do the switching
themselves and they do not plan to do that at night. Their game plan for the second and third
shifts are to have only internal operations, however they cannot control when Indiana Southern
will run the trains or when the trucks will come in. The trucks may come in late at night and
. wait until docks open in the morning.
Mr. Kramer asked if the fence could be installed on the inside of the landscape mound and Mr.
Holloway said they could do that. They would put a gate in the fence to allow them to get to the
mound for maintenance.
After reading the facts-of-finding from Developmental Standards a motion was made by Don
Barry, second by Mike Young,to approve the variance for twenty-four hour operation. Motion
carried 5-0.
After reading the facts-of-finding from Development Standards to approve the variance for
buffer setback from 100 feet to 70 feet with the stipulation the variance is for the south side of
the parcel was made by Charles McGuire, second by Don Barry. Motion carried 5-0.
Mr. Davee said as owner of the property he was please that an industry of such high style was
interested in coming to the Mooresville area to sell to and that he thinks this is a distinct addition
to Mooresville.
Mr. McGuire stated he hoped someone from the BZA could attend the Town Council meeting to
see if the town could have access to the sewer line on the south side of the parcel where the
buffer zone would be
so if someone wanted to hook onto the line the town would have access.
