BOARD OF ZONING APPEALS <br /> MINUTES <br /> AUGUST 11, 2011 <br /> The Town of Mooresville Board of Zoning Appeals met on August 11, 2011 for a regular <br /> meeting at the Mooresville Government Center at 54 E. Harrison Street. <br /> Members present were: Chairman Neal Allman, Alan Kramer and Mike Young. Ann <br /> Whaley was absent. Town attorney Tim Currens was also present. <br /> The meeting was call to order by Chairman Allman at 6:00 p.m. at this time Chairman <br /> Allman asked for any questions or corrections on the minutes from July 14, 2011. With <br /> no questions or corrections a motion was made by Alan Kramer to approve the minutes in <br /> question,the second came from Mike Young the motion carried 3-0 with none opposed. <br /> The first item on the agenda was Robert and Denise Carr asking for a variance on the <br /> property at 652 Maple Lane. The Carr's sent a request to come in September due <br /> circumstances beyond their control. Chairman Allman asked for a motion on the variance <br /> being continued, Mr. Young motioned to postpone the Carr Variance until the Sept 8, <br /> • 2011 meeting Mr. Kramer seconded the motion, it carried 3-0 with none opposed. <br /> Ross Holloway came before the board asking for a variance of use to allow a light <br /> manufacturing in an agricultural zoned district. Mr. Holloway introduced Mr. &Mrs. <br /> Roger Browns and Mr. & Mrs. Bob Holland. The property in question is 10970 N <br /> Holland Drive. The business is a conveyor manufacturing company it was started in 1993 <br /> they added an addition in 1998. Mr. Holloway said that they have been a good neighbor <br /> and would still do so. Mr. Brown business has expanded so much that he has had to turn <br /> business away. The expansion is and addition of 15,000 square feet,that would be added <br /> to the existing building to the south west side which will be even farther from the <br /> neighbors. The lots or tracts are 8, 9 and 10. the existing building is on Lot 9; the addition <br /> will extension will go to lot 10 and on the north part of lot 8. Chairman Allman asked for <br /> questions, Mr. Kramer asked if the building extension would enter into utility easement <br /> on the south side of lot 9. Mr. Holloway said no, because the easement has been south <br /> and the only tract that it serves is lot 10 and Mr. Brown also owns lot 10. Mr. Holloway <br /> also made a statement that this not a plated subdivision. Mr. Young asked if there had <br /> ever been an attempt to rezone that from Ag. to manufacturing before now. Mr. Holloway <br /> said no that the activity had started on tract 8 so until now there was no reason to do so, it <br /> was a nonconforming use and being a grandfathered situation. Mr. Brown has 18 <br /> employees the addition will add 25 to 30 people. After the reading of the facts of findings <br /> a motion was made by Mr. Kramer to approve this variance with the stipulation the <br /> variance would cease with ownership of the property, at this time Mr. Young ask about <br /> the hours of operation, Mr. Brown said that manufacturing is from 7a.m. to3:30 p.m. the <br />
