Mooresville Board of Zoning Appeals <br /> Minutes <br /> Thursday November 8th 2012 <br /> Members present: Mike Young, Neal Allman, Alan Kramer, Ann Whaley <br /> and attorney Tim Currens. <br /> Neal Allman called the meeting to order at 6:00pm. A motion was made and <br /> passed to approve minutes from the July 2012 and September 2012 Board of <br /> Zoning Appeals meetings. Neal Allman introduced the first item on the <br /> agenda, a request from the Mooresville Eagles. Diane Wamsley, speaking <br /> for the Eagles asked that the board consider granting a variance for the <br /> setting of a sign and the distance required from the road. Diane mentioned <br /> that she spoke with the neighboring fire department on Samuel Moore <br /> Parkway and that they didn't indicate having any problems with the possible <br /> placement. The floor was opened for questions, none were asked. Ann <br /> Whaley made a motion to pass the request, Mike Young seconded it and all <br /> voted in favor of issuing the variance. Next item on the agenda is a request <br /> from Steve Alumbaugh, to be allowed to convert a garage to a home at 6522 <br /> E State Road 144. Steve Alumbaugh speaking for himself explained that the <br /> existing four car garage was on a separate plot. Neal Allman opened the <br /> floor for questions from the board. Tim Currens asked for clarification as to <br /> the exact request, Mr. Alumbaugh stated he was asking for a variance on <br /> square footage requirements. Mr. Alumbaugh indicated that he would be <br /> requesting sewer service in the future. He stated that he was hoping to build <br /> a nice smaller home with a privacy fence and was considering adding the <br /> additional 240 sq ft needed. Questions and or statements were extended to <br /> the audience. A neighbor presented a petition requesting the board not <br /> approve the variance, signed by several who live near the garage / property <br /> in question. The neighbors expressed concern that it would become an <br /> unmaintained rental. Visual aides were presented to show the board how <br /> close to the property line the residence would be if conversion was allowed. <br /> A neighbor expressed concern that Mr. Alumbaugh had stated he knew <br /> someone working in the government center and that he indicated that he <br /> could get done what he wanted. The neighbor said that she had called the <br /> Clerk Treasurer to relay her concerns. Tim Currens assured the neighbors <br /> that no one working in the government center had connections to the board <br /> of zoning appeals, or any other board that those members were separate <br />
