THE MOORESVILLE PLAN COMMISSION <br /> MINUTES <br /> THURSDAY JANURARY 26 2006, 6:P.M. <br /> The Mooresville Plan Commission met in regular session on Thursday, January 26, 2006, <br /> at 6: pm at the Mooresville Town Hall. <br /> Commission members present were: Chairman Mike Young, John Ehrhart, Darrell <br /> Brown, Charles Berwick. Robert Williamson. Robert Corbin, and James Logan. Charles <br /> Mc Guire and Troy Bryant were absent. Town attorney Tim Currens was also present. <br /> Chairman Young called the meeting to order at 6:00 p.m. at this time he asked for a vote <br /> on the minutes from the November meeting. Commissioner Brown motioned to approve <br /> the minutes as written, motion was seconded by Commissioner Berwick. The motion <br /> passed 7-0 with none opposed. <br /> The first item on the agenda was a rezone for Dale and Metilda Jessup from AG to PUD. <br /> The property is located on Hadley Road. Steve Brehob, came before the Commission <br /> with the request representing the Jessups. <br /> Mr. Brehob explained the the PUD would consist of three neighborhoods. The first being <br /> • Stoney Creek at Pinebrook with homes starting$180,000, the second being Woodcreek at <br /> Pinebrook with homes starting at $200,000 and the third being Cherry Creek at Pinebrook <br /> with homes starting at $250.000. All of the homes would have a 40 foot front and back <br /> setback with the side setbacks being 6 feet. The homes would be on basements or crawl <br /> spaces no slabs would be permitted. There would be 201 units in all.Mr. Brehob <br /> explained all of the green spaces, streets and etc. <br /> Commissioner Ehrhart said that he had gone to Bloomington to look at what Mohney <br /> Homes had done with their projects in that city. Commissioner Ehrhart said after asking <br /> questions and seeing the projects down the, he could not see how they could provide the <br /> type of home that this project would demand. Commissioner Berwick shared his concern <br /> with traffic on Hadley Road, the Mooresville PD being streched even further than they <br /> already are and the over crowding of Mooresville schools. Commissioner Brown <br /> expressed his concern for emergency and snow removal vehicles. <br /> Concerns from the floor were heard at this time. Richard Hurst, 264 pineview was <br /> concerned about drainage. Ernie Adams of Heartland Crossing talked about putting <br /> such large homes on small lots with only a six foot side setback. Cliffird Polley, 237 <br /> Pineview also spoke of drainage problems. Karen Neilson, 201 Stoneview spoked of <br /> Traffic concerns Johnson Road with more people cutting across from 144. Ms. Neilson <br /> Also spoke of the over crowding of schools. Chuck Petechik was concerned that if the <br /> Lots did not sell, what would happen, would they go to smaller starter homes. Jim <br /> Mathers 4917 East Neitzel Road said he felt that the high density could hurt the value <br /> of homes in his area. <br />
