TOWN OF MOORESVILLE PLAN COMMISSION <br /> MINUTES <br /> THURSDAY AUGUST 24, 2006 <br /> The Mooresville Plan Commission met in regular session on Thursday,August 24, <br /> 2006, at 6:00 p.m. at the Mooresville Town Center. <br /> Plan Commission Members present were, Chairman Mike Young, John Ehrhart, <br /> Troy Bryant,Charles McGuire, Charles Berwick,James Logan,Robert Williamson. <br /> Darrell Brown and Robert Corbin were absent. Town Attorney Tim Currens was <br /> also present. <br /> A motion to approve the minutes of the July 27, 2006 meeting was made by <br /> commissioner Ehrhart, second by Commissioner Berwick. Motion carried 6-0 with <br /> none opposed. <br /> First on the agenda was David McPhee asking for a minor plat to separate his <br /> property in two parcels.Mr. McPhee explained how he has improved his property <br /> and if another house is built there, it would be at equal value or better than his <br /> home. After the discussing the width of the lots,the location of the pond and the <br /> drive way location a motion was made by Commissioner McGuire second by <br /> Commissioner Ehrhart. Motion to approve the plat subject to, getting a variance for <br /> the width of the second lot.Motion carried 6-0 with none opposed. Mr.McPhee <br /> will td before the Board of Zoning and Appeals in September,2006. <br /> x©114 <br /> Ross Holloway came back to the Plan Commission for a rezone on the Jessup <br /> property on Hadley Road from Ag to R-1. Mr. Holloway explained that he had <br /> taken comments from the last Planning Commission meeting from commission and <br /> the audience and incorporated them into the plans as well as the convenience and <br /> restrictions. They have also had a traffic study done. One issue was the park being <br /> to the rear of the project,the park has been relocated into sec. 2. The play ground <br /> will be away from the pond, it will also be fenced, making it safer. Another issue was <br /> the number and the length of the cul-de-sacs and the turning radius.The cul-de-sacs <br /> have been changed to a circular design with a planting area and a 50 foot turning <br /> radius. The landscaping has been improved for the entrance. Mr. Holloway <br /> said that the traffic study shows a B rating which is good. The right and left turn <br /> lanes will be added on Hadley Road. The study shows no impact for Johnson Road. <br /> Mr. Holloway spoke about the brick balance. The amount of brick or masonry <br /> would 40 per cent for a two story house and 80 for a one story house. There will be <br /> only two car garages with the width being not less than 20x24 feet and the drive <br /> ways being increased to 20 feet. Mr. Holloway said that the developer would have <br /> architectural control until all lots are sold. After 70 per cent of the lots are sold, a lot <br /> owner will be put on the committee to give them voice. Mr. Holloway said that <br /> storm water maintenance had been a concern.
