Attorney Currens stated his concern is adopting a comprehensive plan is the zoning ordinances <br /> will need to match. Moor.esville''s intention is to upgrade our ordinance and would like to see <br /> timing so they would match and there is a limit to how far we can push our utility. Erin told him <br /> •- there was somebody on board that could help with the discussions. She wanted to know if two <br /> months delay on approving the plan was enough time. Attorney Currens said yes on the corridor <br /> and how we are impacted. Erin said now is a good time to get ready while there is a down time <br /> and before the boom comes back again. <br /> There was a letter of continuance for Indy Tractor from Holloway and Associates. .A motion was <br /> made by Commissioner Berwick with a second by Commissioner Anders to continue and have <br /> them come to the next tech meeting. Motion carried unanimously. <br /> Next on the agenda, Holloway and Associates for Phillips Edison-Village Center minor plat. <br /> John Larrison resented a map that included the entire shopping center. The goal was to separate <br /> and divide off Advance Auto Parts and Long John Silvers into two lots as each lot was going to <br /> be sold. Lot#1 is Advance Auto Parts, Lot#2 is Long John Silvers, and. Lot#3 is the bigger <br /> portion of the shopping center. From a use standpoint there are no changes. When the Amy <br /> family sold the shopping center it was transferred as one parcel. In the tech meeting <br /> Commissioner Brown asked if the commission was going to see this plat again for more divided <br /> lots. John Larrison did not know for sure but said probably. Joe Beikman, Building Inspector, <br /> said to answer this question,they could only do one more lot. A minor plat is only four lots. <br /> The sanitary easement at Advance needs some type of easement recorded on the plat. One curb <br /> cut goes into Long John Silvers and if this is split off someone who owns the other parcel can cut <br /> off access to Long John Silvers. Commissioner Young said there is insufficient parking in that <br /> area anyway. Attorney Currens told the commission some form of common easement needed to <br /> be put on the plat. John Larrison said they knew they needed to do work on the sanitary sewer <br /> and the access hadn't come up simply because they had access. <br /> Joe Beikman said he was not satisfied with the drawing they had brought in to the review. A <br /> motion was made by Commissioner Brown with a second by Commissioner Whaley to table to <br /> the next meeting. Motion carried 7-0. <br /> Next was the discussion on a vet clinic at Town Center. Dr. Abdullah told the commission he <br /> would not be boarding overnight except for surgery. This was not a boarding kennel. There will <br /> be thirteen kennels only for animals being treated in the facility. Joe Beikman said the property <br /> was a PUD-C zoning and ok for the clinic. They want to remove the broken down deck and <br /> plant sod there for their rehab, in case of a hip or knee surgery to walk the animals. They won't <br /> be left outside unattended. Commissioner Brown said he did not have a problem with this. The <br /> fence will have a gate and the parking is adequate. There is employee parking behind the center <br /> and it is lit. Attorney Currens said to document stipulations for a gate in the fence and a <br /> directional hooded light in back with a motion sensor aimed at the ground. They don't need a <br /> motion to approve because it is an ancillary use. <br /> A motion was made by Commission Berwick with a second by Commissioner Perry to provide <br /> the date and time of the Tech meeting when the petition is filed in the Clerk-Treasurer's office <br /> and tell them they have to have a representative present at the Tech meeting. Motion carried 7-0. <br /> Joe Beikman, Building Inspector, reported twelve (12)permits and fifty(50) inspections. <br /> Commissioner Berwick asked about Maple Lane and Washington and Old St. Rd. 67. Attorney <br /> Currens said he had found out the owner had leased to another person, so he will send them a <br />
