MOORESVILLE PLANNING COMMISSION
MINUTES
SEPTEMBER 22, 2011
The Mooresville Planning Commission met in regular session September 22, 2011 at 6
p.m. The meeting was held at the Mooresville Government Center at 4 E. Harrison Street.
Members present were Chairman; Mike Young, Commissioners; Darrell Brown, Charles
Berwick, Beverly Viles, Jeff Dieterlen and Brian Anderson. Members absent were Perry
King and Bill Colbert. Town Attorney Tim Currens was also present.
The meeting was called to order by Chairman Young at which time he asked for a motion
on the minutes from the August 25, 2011 meeting a motion came from Commissioner
Anderson to approve the minutes as written, with the second coming from Commissioner
Dieterlen the motion passed 7-0 with none opposed.
The first item on the agenda was Ross Holloway for Andrew Greenwood for a final site
plan for Meadow Lake. Mr. Holloway explained the amendment to final plan of the PUD
to allow for four 6 plex one bed room independent living housing. Parking was in
question the plan that Mr. Holloway has, will be 48. 9"by 20" spaces which will
accommodate the ordinance of 2 parking spaces per bed room. With no question from the
audience or the Planning Commission Chairman Young asked for a motion on the site
plan. Commissioner Brown motioned to approve the site plan with the second coming
from Commissioner Whaley, the motion carried 7-0 with none opposed.
Mr. Holloway came back before the Commission for a continued consultation for Flag
Staff Park for Lot 8. Mr. Holloway explained that the road to the left of the property goes
back to lot 19, also that the right of way between lot 8 and Dodd's Masonry is 50 foot.
Lot 8 is now 225 feet by 344.76 feet, a split will not meet the length to width to depth
ratio that is required, and a variance would need to be obtained and this would be done.
This lot is approximately 1.8 acres, which would put the 2 lot around .9 acre, with 112
feet of frontage. Commissioner Whaley felt that it would be difficult to sell the second
lot. Mr. Holloway said that it would be market driven and that any building would be
built to fit the lot. After a little more discussion, it was said the lot could cut the other
way which would mean putting in utility easement on the back side of both lots. Mr.
Holloway will go back to his client.
Jeremy Kaiser for Holloway representing Terry Neer seeking final plats, the first one
being Building 23 at Bridgemor Village Mr. Kaiser passed out layouts and aerials of
building 23 and explained it is a stand alone unit. With no questions from the commission
or the audience a motion was made to approve the plat by Commissioner Berwick
seconded by Commissioner Whaley the motion carried 7-0 with none opposed.
