from $150,000 and most will have brick fronts with the options of rapping the brick.
Chairman Young stated that he had mentioned the purple and green sections would
have brick fronts what would they have on the sides. They said that the sides and
back would be vinyl. Commissioner Ehrhart was concerned with the density and
the layout. He felt there could be a better layout. Commissioner Bryant reminded
the board of the senior's development that will have condominiums and that there
are a lot of other lots similar to this waiting to be built. Commissioner McGuire
stated that the reason Grandview was a success is because the board required a
certain number of larger and smaller homes and did not restrict where they went.
Jan Gasser, 202 Brookview Ct., President of the Grandview Homeowners
Association, said their concern was with the density of this project and this is no
different from other projects that have been brought before the board. She stated
when it rains her cul-de-sac fills up with fourteen inches of water and agriculture
waste from the land behind and she is the one who gets out in her waders and takes
care of the problem, her concern is with this density what kind of drainage problem
will it cause. She is concerned about the added traffic this will add to her
community and Hadley Road.
Vickie Lasiter, 4092 Hadley Road, said that when Grandview was put in Davis
Homes lowered Hadley Road so you could have better visibility from Johnson Road
going east. Now they lowered their driveway and now they do not have visibility for
Johnson Road. She said the bridge is deteriorating and the guard rail is missing.
Richard Hurst, 264 Pineview Dr., said he is concerned about the water run off from
the field behind the subdivision. There is a drainage ditch that runs full of water
when it rains.
Commissioner Ehrhart stated that Grandview look less dense, and they utilized
green space better than this plan. There is no area for green space like walking
trails, common space or whatever to create a nice community. Mohney Homes
said they were open to other ideas and they would be willing to change their plans.
Mr. Currens said that he had sent another letter on the Field Site Ordinance and
has not received a response.
Chairman Young stated the board received a letter from Betty Record regarding
the Barlow Automotive located at 500 North Indianapolis Road. She said the
business was an eyesore with a pick-up truck, trailer, and seven other different
things and this lowers the value of the surrounding property. Mr. Currens said the
board should have Mr. Beikman do an inspection to see if there is a violation to our
Ordinance. Mr. Beikman said that when the business was established the property
was zoned B3 and under that B3 zoning a body shop and repair shop was allowed,
we have similar situations with other body shops around town. He does not know
if there is a problem with thes abandoned vehicles ordinance, the plan commission
need to make a determination if he is in compliance or not. Commissioner Ehrhart
• said there are vehicles that have not been attended to or moved in several years and
