placement of additional doubles on the lots which already contain <br />one house and one double. The request was to place two additional <br />doubles. The property is currently zoned multi-family and the <br />plat size is 516.5 feet by 168.8 feet. The variance would be <br />from the development standards as to a planned unit development <br />and the subdivision control ordinance. The board reviewed the plot <br />plan and noted there were no remonstrators present. The board <br />then proceeded to a discussion and findings of fact. Dealing first <br />with the planned unit development standards the board found: <br /> <br /> (1) That the approval would not be injurious to the public <br /> health, safety, morals and general welfare of the community due to <br /> the layout and size of the property involved. <br /> <br /> (2) That the use and value of the area adjacent to the <br /> property included in the variance would not be affected in a <br /> substantially adverse manner with the feeling that this use would <br /> only help property values. <br /> <br /> (3) That the strict application of the terms of the zoning <br /> ordiance would result in practical difficulties in the use of the <br /> property due to the layout of the ground. <br /> <br /> The board then proceeded to the findings of fact on the subdivision <br /> issue and found: <br /> <br /> (1) That the approval would not be injurious to the public <br /> health, safety, morals and general welfare of the community . <br /> <br /> (2) That the use and value of the area adjacent to the <br /> property included in the variance would not be affected in a <br /> substantially adverse manner due to the size of the lot and the <br /> layout of the lot. <br /> <br /> (3) That the strict application of the terms of the zoning <br /> ord~ancewould result in practical difficulties in the use of the <br /> property due to the depth of this lot in proportion to the area <br /> <br /> --7-- <br /> <br /> <br />
