placement of additional doubles on the lots which already contain
one house and one double. The request was to place two additional
doubles. The property is currently zoned multi-family and the
plat size is 516.5 feet by 168.8 feet. The variance would be
from the development standards as to a planned unit development
and the subdivision control ordinance. The board reviewed the plot
plan and noted there were no remonstrators present. The board
then proceeded to a discussion and findings of fact. Dealing first
with the planned unit development standards the board found:

(1) That the approval would not be injurious to the public
health, safety, morals and general welfare of the community due to
the layout and size of the property involved.

(2) That the use and value of the area adjacent to the
property included in the variance would not be affected in a
substantially adverse manner with the feeling that this use would
only help property values.

(3) That the strict application of the terms of the zoning
ordiance would result in practical difficulties in the use of the
property due to the layout of the ground.

The board then proceeded to the findings of fact on the subdivision
issue and found:

(1) That the approval would not be injurious to the public
health, safety, morals and general welfare of the community .

(2) That the use and value of the area adjacent to the
property included in the variance would not be affected in a
substantially adverse manner due to the size of the lot and the
layout of the lot.

(3) That the strict application of the terms of the zoning
ord~ancewould result in practical difficulties in the use of the
property due to the depth of this lot in proportion to the area

--7--
