3. That the strict application of the terms of the zoning <br />ordinance would result in practical difficulties in the use of <br />the property due to the grade of the property and the location <br />of the septic system. <br /> <br />The chair entertained a motion and Tilford Bailey moved that the <br />findings of fact as stated be approved and the variance be granted. <br />This was seconded by Don Barry and unanimously carried. <br /> <br /> The next item to come before the Board was the First Christian <br />Church variance request from development standards regarding the <br />front yard set-back from sixty (60) feet to fifty-five and one-half <br />(55½) feet. Board member Robert Tucker was present for this <br />variance request and First Christian Church was represented by <br />Jerry Davee. Mr. Davee stated that the church was located at <br />525 North Indiana Street and this was a part of the sanctuary <br />expansion which had been in the planning stages for some time. He <br />advised that the north boundary set-backs on adjoining properties <br />were equal or better than where the sanctuary would be located and <br />the same applied to the south. The Board reviewed the drawings <br />present and Robert Tucker had a question regarding the side set-back <br />and structure location. After reviewing the drawings Mr. Tucker <br />stated that this seemed to be quite satisfactory. The Board opened <br />up the discussion to the floor, there were no remonstrators present. <br />The Board then proceeded to the following findings of fact: <br /> <br /> 1. That the granting of the approval would not be injurious to <br /> <br />the public health, <br />community in that <br />neighborhood. <br /> <br /> 2. That the <br />included in the <br /> <br />safety, morals and general welfare of the <br />the set-back was consistent with those in the <br /> <br />use and value of the area adjacent to the property <br />variance would not be affected in a substantially <br /> <br /> --2-- <br /> <br /> <br />
