lots it would not be realistic to plat them where there were no <br />road improvements, utilities being furnished nor was the size of <br />the lots such that any restriction on the single family use would <br />be necessary. He advised that Steve Wegman, the County Engineer <br />had approved the two (2) driveway cuts. The board then asked for <br />questions from the floor. There being none, proceeded with a <br />discussion and findings of fact. The board found: <br /> <br /> 1. That the approval would not be injurious to the public <br />health, safety, morals or general welfare of the community due to <br />the size of each lot and the adjoining uses. <br /> <br /> 2. That the use and value of the area adjacent to the <br />property included in the variance would not be affected in a <br />substantially adverse manner due to the size of the lots and <br />residential uses being throughout this area. <br /> <br /> 3. That the strict application of the terms of the zoning <br />ordinance would result in practical difficulties in the use of the <br />property due to the size of the specific lots and, in fact, <br />reducing them under the subdivision control ordinance could result <br />in having more than two lots and less attractive development.
