Christine Sheridan of 177 East County Line Road stated that

she felt the current lot sizes were too small and that it would

be better to make larger lots and put in fewer doubles.

Mr. Lawson then spoke to the comments. In particular, he stated
that the comments regarding danger to children and drainage were
not pertinent to the issue at hand. He also stated that these problems
could be dealt with as the property was developed. Again he stated
that the three-family units could be put in under the ordinance and
that this could be done without any variance. He also addressed the
drainage problem which had been dealt with in the initial rezoning
and felt that it was far better than it had been in the past.

The board then proceeded to findings of fact. Wendell Thaler stated
that he did not feel the variance would be injurious to the public
health, safety, morals or general welfare of the community in that
the nature of the lot size was not significant to other potential
uses of the property which would have up to three family dwellings.
Tilford Bailey agreed with this and Warren Franklin and Steve Oschman
stated that they were in agreement with this finding.

The board next proceeded to the finding that the use of the value
of the area adjacent to the property included in the variance would
not be affected in a substantially adverse manner in that if smaller
homes were put in or three family dwelling units the values could
be affected and for this reason the granting of this variance would
not have any substantial impact on the area. Tilford Bailey agreed
with this finding as stated by Wendell Thaler and Warren Franklin
stated that he saw no problem with this.

Steve Oschman stated that the strict application of

of the

zoning ordinance would

the terms
result in practical difficulties in the

--3--
