Christine Sheridan of 177 East County Line Road stated that <br /> <br />she felt the current lot sizes were too small and that it would <br /> <br />be better to make larger lots and put in fewer doubles. <br /> <br /> Mr. Lawson then spoke to the comments. In particular, he stated <br />that the comments regarding danger to children and drainage were <br />not pertinent to the issue at hand. He also stated that these problems <br />could be dealt with as the property was developed. Again he stated <br />that the three-family units could be put in under the ordinance and <br />that this could be done without any variance. He also addressed the <br />drainage problem which had been dealt with in the initial rezoning <br />and felt that it was far better than it had been in the past. <br /> <br /> The board then proceeded to findings of fact. Wendell Thaler stated <br />that he did not feel the variance would be injurious to the public <br />health, safety, morals or general welfare of the community in that <br />the nature of the lot size was not significant to other potential <br />uses of the property which would have up to three family dwellings. <br />Tilford Bailey agreed with this and Warren Franklin and Steve Oschman <br />stated that they were in agreement with this finding. <br /> <br /> The board next proceeded to the finding that the use of the value <br />of the area adjacent to the property included in the variance would <br />not be affected in a substantially adverse manner in that if smaller <br />homes were put in or three family dwelling units the values could <br />be affected and for this reason the granting of this variance would <br />not have any substantial impact on the area. Tilford Bailey agreed <br />with this finding as stated by Wendell Thaler and Warren Franklin <br />stated that he saw no problem with this. <br /> <br /> Steve Oschman stated that the strict application of <br /> <br />of the <br /> <br />zoning ordinance would <br /> <br /> the terms <br />result in practical difficulties in the <br /> <br /> --3-- <br /> <br /> <br />
