FINDINGS OF FACT
Re: Variance Request of Wesleyan Church

This matter came before the Moore~¢ille Board of Zoning Appeals on Tuesday,

January 27, 1987 at 7:00 p.m. The petition requested a variance from the Sub-

division Control Ordinance to allow for the construction of a single family

dwelling on less than 20 acres.

The Board of Zoning Appeals, having heard evidence on the above captioned

petition now makes the following findings of fact. pursuant to Indiana Code 36-7-4-918.5:

That the approval would not be injurious to the public health,
safety, morals and general welfare of the connnunity since the
proposal would be consistent with homes already in the area.

That the use and value of the area adjacent to the property
included in the variance will not be affected in a substantially
adverse manner in that if the variance is granted the use and
value of the proposed property would be consistent with the
use and value of the property immediately west of the petitioned
property.

That the strict application of the terms of the zoning ordinance
will result in practical difficulties in the use of the property
in that traffic flow on State Road 144 is extensive and to require
a subdivision to be developed in the area would create increased
traffic flow. Further, evidence was provided tbat the terrain
may not be conducive to the construction of a sub-division.

?

Warren Franklin~ ~ecretary

S t ev~Oschman, Chairman

Dated:
