FINDINGS OF FACT OF THE MOORESVILLE BOARD OF ZONING APPEALS <br /> RE: Automotive Armature <br /> Property located at 341 and 357 Bridge Street <br /> Mooresville, Indiana <br /> <br /> This matter came before the Mooresville Board of Zoning Appeals on <br />Wednesday, June 19, 1985, at the regularly scheduled meeting date and <br />time. The petition requested a variance from the use standards of the <br />property described in the attached legal description to the petition. In <br />particular, the request was to allow parking on the lots located at 341 and <br />357 East Bridge Street, Mooresville, Indiana. <br /> <br /> The Mooresville Board of Zoning Appeals, having heard evidence on the <br />above captioned petition, now makes the following findings of fact pursuant <br />to Indiana Code 36-7-4-914.4: <br /> <br /> 1. The approval would not be injurious to the public health, safety, <br /> morals and general welfare of the community and that no harm should <br /> inure to the neighboring properties. <br /> <br /> 2. That the use and value of the area adjacent to the property included <br /> in the variance would not be affected in a substantially adverse manner <br /> due to the industrial uses in the area. <br /> <br /> 3. That the need for the variance arises from some condition peculiar <br /> to the property involved, primarily that due to the number of ways <br /> you could enter and exit this property the variance allows some restriction <br /> to the adjoining property owners by granting the use without opening up <br /> traffic flow in the alley on the south side,of the property. <br /> <br /> 4. ~hat the strict application of the terms of the zoning ordinance <br /> would constitue an unnecessary hardship if applied to the property <br /> for which the variance is sought in that the use is a reasonable <br /> one but the traffic problems could create hardships to the neighbors <br /> <br /> <br />
