Tenant promotion/marketing: At Oct 4th meeting the commission agreed to send out a
( mailer in the Camby area. A motion was made by Commissioner Watkins with a second
by Commissioner Corman to approve$1,000 for tenant marketing. Motion carried 4-0.
Permanent management contract for Southbridge Crossing: Commissioner Corman and
Commissioner Watkins met with both Lauth and Midland Atlantic that put in bids to
manage the property. Commissioner Corman said he talked with one of his friends and
was told Lauth didn't have the financial resources to get a bank loan. Commissioner
Watkins said he had history with Lauth and every one there works solely for the entity
and at Midland Atlantic only a coupe of people work there full time and the others have
their own operations independently. He thinks Lauth would be a better entity to sell
Southbridge. He worries Midland Atlantic is going after too small of business like
sandwich shops, hair salons, etc., and he doesn't think that is reality. Lauth is looking at
a medical type of space because of the open span. In current day retail business doesn't
seem to be the proper use. He thinks Lauth can bring bigger activities to the space and he
doesn't think this is changing the horse in midstream. He realizes Chairman Gutzwiller
is getting a lot of things accomplished with Midland Atlantic.
Chairman Gutzwiller said he had worked with both companies and has had a good
relationship with Lauth. They have had a lot of turnover but a couple of employees are
still there. He said having worked with Midland they have been extremely responsible.
He thinks Midland would be better at this point because he thinks they have proven
themselves to the commission. With either company the contract would have in it that if
the company did not perform new bids would be sent out.
Commissioner Corman commented Lauth would have to start from ground zero. A
motion was made by Commissioner Corman with a second by Commissioner Stultz to
approve Midland Atlantic to manage Southbridge. Commissioner Watkins asked if the
contract will be brought before the commission for a vote and Attorney Curren said yes,
it could. George wanted to verify the cost because the Clerk-Treasurer does not have
management equipment software to manage the center and so the company will have to
do the managing. Pending substantial contract being correct was add to the motion. The
motion carried 3-1. Commissioner Watkins opposed.
Attorney Currens announced he had a draft of amending economic and redevelopment
plan for the commission to review.
There being no further business to come before the commission at this time
Commissioner Watkins moved to adjourn the meeting.
hairman
ATTE
