MOORESVILLE BOARD OF ZONING APPEALS <br /> <br />June 30, 1975 <br /> <br />The Mooresville Board of Zoning Appeals met in special session on <br />June 30, 1975, at 7:30 P.M. The public meeting was held in the <br />Municipal Building pursuant to notice. The meeting was held to <br />consider petition #3, 1975 filed by Richard and Bernice Landon. <br /> <br />Those members present were: William Roberson, <br />Eweather Stephens, James Beasley and Attorney <br />David Lawson. <br /> <br />Paul Walters, <br />for the board, <br /> <br />Ali forms pertaining to the petition were examined by Attorney <br />Lawson ;and found to be in order. <br /> <br />Minutes of the previous meeting were read and approved as read. <br /> <br />Mr. Richard Landon presented plans to use one room of their <br />property at 136 W. Morgan St., as a Real Estate Office. P~operty <br />is zoned residential and he asks for a variance to the zoning. <br />The plans call for the use of at least 200 square feet of space to <br />be used in the Office to be located initially in the basement area, <br />but with an option to move the office upstairs when an existing <br />room is vacant. All this to be accomplished when Mr. Landon retires <br />in a few years. Permission was asked to erect a sign 5" X 5~ on <br />the property as promlnently as possible. <br /> <br />As a person livlng across the street from Landon~s, Becky Hardin <br />pointed out hazards of additlonal parking on Morgan Street. Mr. <br />Landon indicated that he has space for three (3) vehicles to park <br />off-street. <br /> <br />Mr. & Mrs. Chelsie Thompson appeared to say that they favor granting <br />the varlance for the real estate office. <br /> <br />After hearing all interested parties a motion was made by James <br />Beasley that a variance be granted with the following restrictions: <br /> <br />1. The size of the office space not exceed 200 Sq. Ft. of <br />of floor space. <br /> <br />2. Not more than two (2) full time employees, to work not more <br />forty (40) hours per week on the premises. <br /> <br /> The sign not exceed six (6) Sq. Ft. and shall be placed not <br />closer than six (6) feet from the North edge of the sldewalk. <br /> <br />~. The variance shall be granted excluslvely to the petitioners, <br />Richard and Bernice Landon, and is not transferable to possible <br />future owners of the property at 136 Morgan St. <br /> <br />The motion was seconded by Paul Walters, and was passed by a unanimous <br />vote from the members. <br /> <br />There being no further business, <br />seconded by James Beasley, <br /> <br /> Secretary "//' <br /> <br /> upon a motion by Paul Walters, <br />the meeting was adjourned. <br /> <br /> 'Pi'es ident - ' <br /> <br /> <br />
