Plan Commission Minutes
Thursday July 26`h, 2018
Members present: Tammy VanHook, David Moore, Dennis Chambers, Mike
Young, Joe Beikman, Robert Alumbaugh, Perry King, and attorney Mel
Daniel. Jeff Dieterlen was unable to attend.
Mike Young called the meeting to order and asked if there was a motion on
the previous minutes. Dennis Chambers made a motion to accept the
minutes as presented, Joe Beikman seconded the motion and the motion
passed 7-0.
Jeff Banning of Banning Engineering presented the replat and
developmental PUD plans for combining lots 19 and 20 at Hancel Parkway
into one lot. Dennis Chambers confirmed that any and all concerns were
addressed at tech review, Mike Young then confirmed that building
inspector Tim Bennet had no questions or concerns. When there were no
questions from the audience Joe Beikman made a motion to accept the
request, David Moore seconded the motion and the motion passed
unanimously.
The next item on the agenda is a rezone request presented by Ross Holloway
of Holloway Engineering. Ross presented the request on behalf of Roger and
Debbie Brown at E. Orchard Rd. Mr. and Mrs. Brown would like to rezone
undeveloped agricultural land to allow mini warehouses and or light
manufacturing on the property. Ross Holloway discussed the history of the
property and then addressed both questions and concerns brought up at the
tech review; drainage, buffering, and access to the property from 144. Joe
Beikman expressed concerns of encroachment, while Dave Moore explained
that there are no records of building inspections completed on the current
building(s) on the property. During audience questions Betty Perry, manager
of Ashbury Ridge questioned buffering between the properties; Ross
Holloway stated that distance could be the buffer. When no further questions
were asked Mike Young called for a motion. Once Dennis Chambers had
confirmed all tech review concerns had been addressed he made a motion to
recommend the rezone to the Town Council the motion was seconded and
passed 5-0, with bot Joe Beikman and David Moore abstaining.
The Keswick Estates discussion has been removed from the agenda.
