Mooresville Planning Commission, March 11, 2021 <br />Tech Meeting of the previous week. Mr Crouch believed another individual had committed to representing him, <br />and apologized for not attending. Mark Taylor asked about parking, as there are 12 spaces designated but no <br />spaces for guest parking. Mr. Crouch stated that the RI standard is 2 spaces per unit, so he requested two parking <br />spaces per unit, six on each side, so he would not have to request a variance. He mentioned that guest parking <br />would probably be the same for the other surrounding residential units, which is parking on the street or in the <br />alley. Mark Taylor asked the question if it were problematic to drive over the sidewalk to get to the property. <br />Tim Bennet replied that it was not a problem in that neighborhood. Mr. Crouch stated that one unit would face <br />Franklin and would be consistent with the 30 -foot setback from Franklin, and give the unit adequate space for 10 - <br />foot buffering. Robert Allenbaugh asked about bedroom and square footage of the units. Mr. Crouch responded <br />that the middle unit of each building is a 1 bedroom with a minimum of 700 square feet, and the two outer units of <br />each building are 2 -bedroom units of 800 square feet. Jeff Dieterlen asked if there would be a request for <br />variance on the buffer, and Mr. Crouch responded yes. He reviewed R3 standards and saw they were blank for <br />buffers. Taking into account the setbacks of the surrounding existing homes he would request a buffer of 13 feet <br />off the west parcel line, and intends to plant evergreens to accommodate structure styles and privacy. Jeff <br />Dieterlen called for additional comments or questions from the public or the Planning Commission, and then <br />reminded the Planning Commission that the recommendation to the Town Council should be based on the <br />Comprehensive Plan, and consistent with neighboring properties. Mark Taylor made a motion for an <br />unfavourable recommendation to the Town Council, Perry King seconded and the motion passed with a <br />unanimous vote. The petition will go to the Town Council on April 6rn <br />Tim Bennett reported 44 permits and 79 inspections. Jeff Dieterlen called for new business, then old business <br />then in their absence, an adjournment motion. Josh Brown made the motion for adjournment, Mark Taylor <br />seconded and the meeting adjourned with a unanimous vote at 8:57 pm. <br />President <br />Secretary <br />
