Fifth item on the agenda: 4 lot plat to be known as Wenmor Ridge Minor Plat: lot 1 <br />@ 2.45, lot 2 @ 2.25, lot 3 @ 4.86 and lot 4 @ 3.99. John Larrison presented the <br />request. John stated that lots 1,2 & 3 will use an entrance being created on lot 6 and <br />lot 4 would have access from Orchard Lane, indicating these entrances would not <br />disrupt a wooded area on the properties. During open comments and questions: <br />Derek Oliver and attorney for a property neighbor questioned the petition request <br />in an AG zoned area, he further questioned the ability to place a drive, road or <br />entrance on lot 6 as previous convenance state lot 6 is residential. Chris Keller <br />asked if lots did not sell could they be reduced in size at a later date? Property <br />owner of lot 5 expressed concerns for increased traffic as her home had been struck <br />by vehicles three times and now has a block wall in the yard. David Saddler of the <br />Commission asked if there was a HOA that met regularly, Mark Taylor also <br />questioned the current convenance. When no further questions or concerns were <br />expressed John Larrison clarified a 50 ft easement on lot 6 would still allow for a <br />residential home, he did not indicate an HOA met regularly and clarified a 4 -lot <br />residential plat is an allowable use in an AG zoning area and requested a favorable <br />vote. When no further comments or concerns were expressed Mike Young called <br />for a vote: JD Robinson made the motion to approve, Tammy VanHook seconded <br />the approval and the motion passed 5-3-1; Mike Young, Jeff Dieterlen and Kim <br />Scofield voting opposed, Josh Brown did not vote. <br />Tim Bennet reported 42 Permits and 69 Inspections since the last meeting. <br />When no further business was brought before the Plan Commission a motion was <br />made by Tammy VanHook to adjourn, seconded and passed. <br />Mike Young <br />Mark Taylor Y I <br />Next Possible meeting; Thursday September 9th. <br />
