MOORESVILLE REDEVELOPMENT COMMISSION MINUTES <br />Monday, Dec. 12, 2022 2:00 p.m. <br />Mooresville Government Center <br />Commission Members present: Brian Culp, Erin Pipkin, Ryan Taylor and Dana Heidenreich. Project <br />Manager Chelsey Manns and School representative Jake Allen were also present. Redevelopment <br />Commission Attorney Adam Steuerwald was present via phone. <br />Commissioner Taylor called the meeting to order. <br />Minutes: Minutes were presented from the Nov. 3 Executive session and regular meeting. <br />Commissioner Pipkin made a motion to approve the minutes from both meetings. Commissioner <br />Heidenreich seconded the motion, which carried 4-0. <br />Financials: Financials were provided by the Clerk -Treasurers office. Commissioner Culp made the <br />motion to approve the financials as presented. Commissioner Pipkin seconded the motion, which <br />carried 4-0. <br />Mooresville Business Center Update: Project Manager Manns presented a proposal for $1,242.50 from <br />C&J Well Co. to close a well that is on the property. Commissioner Culp made the motion to approve the <br />proposal as presented. Commissioner Heidenreich seconded the motion, which carried 4-0 <br />Project Manager Manns presented a proposal from Old Dominion Freight Line, Inc. to purchase 56 acres <br />in the business park for $60,000 per acre with $75,000 in earnest money and a 180 -day inspection <br />period. The company will build a 48,000 sq ft, $16 million cross docking facility on the site, which will <br />bring 80 jobs making upwards of $80,000 within 3 years. Commissioner Pipkin made a motion to <br />approve the proposal. Commissioner Heidenreich seconded the motion, which carried 4-0. <br />Commissioner Culp made a motion to name Commissioner Taylor as a signatory for the contract. <br />Commissioner Pipkin seconded the motion, which carried 4-0. <br />Brownfield Assessment grant: Application was submitted before the Nov. 22 deadline. Awards for the <br />grant are expected before June. <br />Plan Amendment update: The notice for the public hearing was not published in time for the meeting <br />and was moved to the January meeting. <br />
