Special Exception will be located in a district where such use is permitted and ail other <br />requirements in the ordinance which are applicable to such Special Exception will be <br />met. They feel they have all requirements to meet the Speciai Exception. <br /> <br />The only other requirement for granting the Special Exception is that would have to go to <br />the Plan Commission for their finding that it would not affect the master land use plan in <br />any adverse manner. They were at the Plan Commission last month and they agreed <br />unanimously that this would not be a detriment to the Master Plan. <br /> <br />Mr. Hollowy submitted a letter addressing some of the concerns of the Plan Commission. <br />The applicants hrerby voluntarily agree to the following conditions should the board <br />grant the use speciai exception for automotive body repair and associated uses on Lots <br />Number 4B, 4E and 4H in Southbridge Crossing PUD: <br /> <br />1. The property WILL NOT be used as an "Impound Lot" or as a "Towing <br /> Service" storage lot. <br />2. On Average only (5) vehicles will be stored outside at any one time awaiting <br /> repair. How're, there will be periods, up to three (3) days, when there will be <br /> additional vehicles outside awaiting repair. We would like to make an <br /> agreement with the Board on maximum number of vehicles that can be stored <br /> outside at any one time. <br />3. All vehicles stored outside will be within an area that is enclosed with a six <br /> (6) foot screened chain-link fence. <br />4. No vehicles will be accepted unless an employee is present to place it within <br /> the building or fenced storage area. <br /> <br />Mr. Holloway said with the fenced in area that there would be an easement for access to <br />the sanitary sewer system along the side as requested by Mr. Beikman. They are asking <br />the Board to approve a maximum number of vehicles they can store outside in the <br />screened fenced area, they are saying five (5), but Mr. Holloway said he would like the <br />number to be fifteen (15). Mr. Barry asked if the area would be screened and fenced and <br />Mr. Hollowy said it would. Mr. Holloway said there would always be an employee <br />present when all vehicles are left or picked up. There would be no drop offs in other <br />words. <br /> <br />Mr. Crouch asked to be shown the fenced in area again. Mr. Holloway pointed out the <br />area and said it would all be fenced and no one would be able to see the cars parked there <br />Mr. Crouch said his only question was if the elevation of the lot was the same as the map <br />and Mr. Holloway it was approximately the same. <br /> <br />Mr. Kramer asked if there were any other questions from the Board and anyone present. <br />Mr. Holloway asked the Board establish number cars to be fifteen (15) to be stored <br />outside; with the maximum number of days they can stored be five (5). Mr. Barry state if <br />permissible to use their letter as the basis for their request. Mr., Swisher asked if there <br />would be any incident where a car being repaired would not be delivered and Mr. <br /> <br /> <br />
