Harold LIQyd - Keller Hill Road <br />We commented on this case last month, and our concerns about reduced <br />frontages still apply. There is, however, good sight distance at the proposed <br />access point. <br /> <br />~ <br /> <br />2. Ambassador Steel! Meadowbrook Business Park! Country Club Road <br />The access point on Country Club Road has adequate visibility both ways. <br />The plat calls for each lot to handle stormwater run-off. While this may be <br />necessary because of the unknown nature of the development of the lots at this <br />time, it would be a good idea to plan a significant increase in run-off and install <br />some area wide detention. I would suggest, specifically, that a detention basin <br />be placed along the south property line at Lot 4, and that the two main drainage <br />ways coming toward Lots 4 & 5 from the northwest and north center be shown <br />as drainage easements, or that construction plans show regrading to run those <br />drainage ways along planned easements. <br /> <br />It should be noted that this development must comply with Indiana Department <br />of Environmental Management Rule 5 erosion control procedures. <br /> <br />Also, since this is an industrial development, traffic loads can be anticipated to <br />be heavier than on regular subdivision streets. I would recommend that <br />pavement thickness be built to county Major Collector, 1000 - 3000 vehicles <br />per day standards, which would require: <br /> <br />1" asphalt surface over 2" asphalt binder over <br />2" asphalt base over <br />12" #53 crushed limestone compacted to 95% ASTM D1557 over <br />proof rolled subgrade <br />- or- <br />7" 4000 psi Portland Cement Concrete over <br />5" #53 crushed limestone compacted to 95% ASTM D1557 over proof <br />rolled subgrade. <br />
