<br />'- <br /> <br />~ <br /> <br />TECHNICAL REVIEW COMMITTEE REPORT <br />FOR 4/27/95 <br /> <br />Llovd Minor Plat <br /> <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />8. <br /> <br />Lot 1 does not meet minimum frontage. <br />Accessory structure should not be in front of primary <br />structure. <br />Lot 3 needs building line. <br />Need protective covenant for maintenance of common drive. <br />Septic Permits needed. <br />Need current drive way permit. <br />Need variance for length to width ratio for all 3 lots. <br />There is not adequate access for fire equipment to <br />lot three. <br /> <br />Ambassador Steel P.U.D. <br /> <br />The Plan Commission should reject the proposed plat for the <br />following reasons: <br /> <br />1. Lots should not access a street adjacent to residential <br />area. <br />2. The proposed Meadowbrook Dr. should access Sycamore <br />Ln. on the west side of proposed lot 14, and should not <br />access Country Club Road. <br />3. The storm water retention should be provided by the <br />developer and not left to the individual lots. <br />4. We feel that the proposed infrastructure and the <br />small lots shown restrict the development of the parcel. <br /> <br />If allowed, it should be subject to the following: <br /> <br />1. Approval of construction prints. <br />2. An Availability agreement being reached with the Town <br />and the payment of availability fees. <br />3. Escrow accounts for completion of the infrastructure. <br /> <br />Town Center P.U.D.- C <br /> <br />1. <br />2. <br />3. <br /> <br />4. <br />5. <br />6. <br />7. <br />8. <br /> <br />Availability fee agreement with the Town. <br />Certification of downstream flow. <br />Infrastructure to be completed or bonded prior to <br />final approval. <br />Set back should be 40'. <br />Property owners name. <br />Need metes and bounds description. <br />Source of title. <br />Need construction drawings. <br />
