<br />"--' <br /> <br />MOORESVILLE PLAN COMMISSION <br />FINDINGS OF FACT <br /> <br />The Mooresville Plan Commission heard the petition for <br /> <br />approval of a Planned unit Development-Residential filed by <br /> <br />Environmental Development Corporation at it's regular scheduled <br /> <br />meeting of February 24, 1994; with a public hearing having been <br /> <br />held pursuant to notice on the same date. <br /> <br />The Mooresville Plan <br /> <br />commission now enters it's written findings of fact pursuant to <br /> <br />chapter 6 (Planned unit Developments) of it's Zoning Ordinance, <br /> <br />which are as follows: <br /> <br />1. That Plan Commission finds that the Planned unit <br /> <br />Development of Environmental Corporation creates an attractive, <br /> <br />healthful, efficient and stable environment for living with lot <br /> <br />sizes ranging from minimums of 10,010 square feet to a maximum of <br /> <br />24,405 square feet along with providing over eighteen acres of park <br /> <br />and common area; <br /> <br />2. The Plan Commission finds that the Planned unit <br /> <br />Development-R proposed by Environmental Development Corporation <br /> <br />provides for an innovative way of land development in that through <br /> <br />it's restrictive covenants and plat several different lot sizes are <br /> <br />made available and home sizes ranging from 1,200 square foot <br /> <br />minimum one story and 1,600 square foot minimum to 1,500 square <br /> <br />feet on a one story dwelling and 1,750 square feet for a two story <br /> <br />dwelling with the lot sizes and home size restriction creating <br /> <br />buffers from other adjoining uses that are compatible and reflect <br /> <br />'- <br /> <br />current technology of land development resulting in economies that <br />
