The Plan Commission finds that the Planned unit <br /> <br />Development filed by Environmental Development Corporation is <br /> <br />consistent with the master land use plan with the restrictive <br /> <br />covenants as to home sizes, the variety of lot sizes shown on the <br /> <br />plat, access, buffering, along with all infrastructure meeting the <br /> <br />standards required by the Town. <br />4. The Plan Commission finds that section 3 of the <br /> <br />Mooresville Zoning Ordinance (Section 3.3 Property Development <br />Standards) are met with the exception of certain .J"'::~ to depth <br /> <br />ratios on Crimson King Drive. The Plan Commission further finds <br /> <br />that a deviation in the development standards under section 3.3 as <br /> <br /> <br />to width to depth ratios on these lots is consistent with the <br /> <br />Planned unit Development chapter of the Ordinance and that the <br /> <br />deviation, when viewing the Planned unit Development-Residential as <br />platted results in economies that accrue through and benefit the <br /> <br />community at large through the variety of residential uses and <br /> <br />efficient use of the land as shown in the plat. <br /> <br />The Mooresville Plan Commission now adopts and approves these <br /> <br />Findings of Fact as the basis of it's decision for approval of the <br /> <br />preliminary plan filed by Environmental Development Corporation and <br /> <br />as the basis of it's recommendation to the Town Council for <br /> <br />approval. <br /> <br />Dated this 20th day of April, 1994. <br /> <br />MOORESVILLE PLAN COMMISSION <br /> <br />~ <br />
