would provide some natural buffering between the residential and
the business and industrial uses.

'--

Zoninq District Descriptions

Floodplain

This district, FP, is desi9ned to be located in all areas which
are defined as being within the floodplain and identified in the
Town Ordinance No. 18-1979, and all amendments thereto, as
floodplain. In general, it should consist of those areas
adjoining streams or other natural drainage channels or areas
which are low-lying, difficult to drain and subject to flooding.
However, any ground listed as a floodplain area which is filled
to a level above the one hundred year flood elevation shall no
longer be considered in the floodplain district.

Because of flood hazards, a floodplain is unsuitable for most
kinds of development. Land uses that should be encouraged in
this district include agriculture, parks and other outdoor
recreation uses.

Aqriculture

'---

The AG district is designed to recognize the existence of
agriculture as the dominant use, with ancillary residential use,
Agricultural districts should be located in areas which are more
suitable to support agricultural uses than other uses. This
includes land in the buffer zone that is not located on a major
thoroughfare or rail line.

Residential

The R1, R2, R3 and districts are designated to be located in
areas where residential uses should predominate. Three
districts have been designated to allow for a variety of housing
types and to provide control over varying densities of
residential development. Each district should consist of a
sufficient number of dwelling units to maintain a cohesive
neighborhood character to facilitate the extension of town
services or utilities to serve the district.

R1 is the least dense residential district, designated for areas
with single family dwelling units. This district is especially
appropriate for areas with unique topographical qualities, such
as hills or bodies of water, that are residential amenities but
are obstacles to other types of development.

R2 is the district designated for two family dwelling units. It
is established to promote Hn economical housing alternative to
apartment dwell ing. This district is especially appropriate
where medium density residential use should be encourage, where
rights-of-way can accommodate resultant traffic and where

'--

Comprehensive Plan 32
