<br />, <br /> <br />" <br /> <br />MINUTES OF THE MOORESVILLE PLANNING COMMISSION <br /> <br />'-- <br /> <br />The Mooresville plan Commission met for its regular meeting on April 25, <br /> <br /> <br />1991 at 7:30 P.M. at the Mooresville Town Hall. Present were Board members <br /> <br /> <br />Joel Beebe, William Abbott, David Barry, David Minardo, Signe Nicholson, <br /> <br /> <br />and Steve Edwards. Absent were members Charles McGuire, Vern Kimmel and <br /> <br /> <br />Shirley Welker. Also present was the Commission's attorney, Timothy C. Currens. <br /> <br /> <br />A motion was made by David Barry to approve the minutes of the March 28, <br /> <br /> <br />1991 meeting. A second was made by steve Edwards. Motion carried unanimously. <br /> <br />NEW BUSINESS <br /> <br /> <br />Roger Caperton came before the Commission to file for a preliminary plat <br /> <br /> <br />approval for Roberson Village, Section 1 and final plat approval for the same. <br /> <br /> <br />Tim Currens informed the Commission that the notices were in order. <br /> <br /> <br />Roger presented an overall plan for Roberson Village, Section 1 placing <br /> <br /> <br />( mounds between the two subdivisions to separate with a mound across the front <br /> <br /> <br />and one between the subdivision and the commercial development. <br /> <br />Tim Currens informed the Commission that variances were granted at the <br />---- <br /> <br />Zoning Board meeting a week ago subject to this approval. Signe Nicholson <br /> <br /> <br />asked why variances were required as the lots looked large enough. Tim <br /> <br /> <br />replied that they did not meet our Ordinance requirements on the overall size <br /> <br /> <br />and setbacks. Roger then pointed out that some of the lots were smaller than <br /> <br />others. <br /> <br /> <br />Joe Beikman also pointed out that the petition said they would need to <br /> <br /> <br />rezone to R2. Roger clarified by saying that they were going from multi- <br /> <br /> <br />family to R2. Tim then asked Roger to explain to the Commission why they had <br /> <br /> <br />made this request. Roger went on to explain that they were requesting this <br /> <br /> <br />change to get a larger size home on smaller lots to make them affordable in <br /> <br /> <br />the $80,000 range. This way a person could get more home with less money <br /> <br />going into the lot. He also said there would be more two story homes in this <br /> <br /> <br />area than Roberson Woods and they were being very particular about curb appeal <br /> <br /> <br />requiring homes on the corners to have masonry on the sides where they could <br /> <br /> <br />be seen from the streets. <br /> <br />Roger also explained that the purpose of the change on side setbacks was <br /> <br /> <br />to allow for more of the actual home to show with the garage. Otherwise, it <br /> <br /> <br />would look like the garage was larger than the actual home. <br /> <br /> <br />Signe Nicholson then asked Roger how high the earth mounds would be in this <br /> <br />- 1 - <br /> <br />'-- <br />
