,

~

~.

~

~
"

Joe then said that if it is a part of the plat of the subdivision, he

felt we should be able to regulate that it does meet state code. Tim responded

that .he thought what happened in that case is if it does not meet specifications

then it is not to be accepted. Tim said he appreciated Joe bringing this to

their attention because everyone needs to have this understanding on the front

end.

Bill Abbott said that it is the developer's responsibility to show all

the locations of all the utilities on the plat then the engineer certifies

the plat and he is also certifying that he will inspect the construction and

see that it is in conformance with the construction plans.

Darryl Brown, Administrative Fire Chief expressed his concern on the

hydrant setbacks and the problems encountered before. There is nothing

Ordinance wise that Darryl can see that specifies the distances from the

street. He feels the drawings they have of the locations look good but they

looked good last time and then ended up about 25 feet from the pavement. He

would like to be assured that the hydrants are going to be placed between

the sidewalks and the pavement.

Bill Abbott said again this is the job of the engineer because he is the

one certifying the plans and work.

Tim asked if all of the hydrants were shown and was told they were.

Darryl Brown said again that all of the locations are fine but they should be

placed where shown.

Bill Abbott went on to say that he felt Joe Beikman should be able to

request they be moved if placed in a location which differs from what is

shown.

Signe Nicholson then asked if R2 was what they came with originally.

Roger said it was originally R3 Multi-family. Signe said on page 34 the

minimum floor area is 540 square feet so that would be more reason to correct

to 1200 square feet.

Roger said the corrections would be made and he would then have the

architectural committee review it before they are recorded.

Bill Abbott then made a motion to grant plat approval for Roberson

Village, Section 1 with the condition that construction plans and plats be

brought up to the Ordinance requirements and subject to the necessary bonding

requirements. A second was made by David Barry. Motion carried unanimously.

- 3 -
