Signe Nicholson <br />also stated that the street is the natural barrier for a buffer <br />between the residential use and the commercial use on the other <br />side of the property. William Abbott advised that the commercial <br />use will eventually be throughout this area and that he felt that <br />it might be the highest and best use and potentially a good buffer <br />to put local business in this area versus general business at a <br />later date. Signe Nicholson advised that the residential use does <br />have economic value and should be considered. Steve Edwards <br /> <br />advised that none of these people were present when the Newcomer <br /> <br /> <br />property was rezoned general business which is directly across the <br /> <br /> <br />street. He also stated that he had recently purchased a property <br /> <br /> <br />at 227 East Harrison Street which is directly behind this property <br /> <br /> <br />in question and although he has no financial interest in the <br /> <br /> <br />rezoning he wanted to state this for the record. <br /> <br /> <br />Mr. Herzog then spoke and advised that he and Mr. Newcomer <br /> <br /> <br />had reviewed the rezonlng of the Wakeman property prior to the <br /> <br /> <br />hearing for this and felt that it would be an asset. He also <br /> <br /> <br />advised that it was across the street and that this made a <br /> <br /> <br />difference. Bill Abbott advised that a tire store could be placed <br /> <br /> <br />on the old wakeman property which is across the street and would <br /> <br /> <br />have a similar impact on the neighborhood. Mr. Herzog responded <br /> <br /> <br />that he had been in the area since 1952 and that many of the <br /> <br /> <br />current commercial uses had been established in the area prior to <br /> <br /> <br />any zoning ordinance being placed in effect by the town. Board <br /> <br /> <br />member Steve Edwards advised that he felt general business could <br /> <br /> <br />be the highest and best use for this ground due to the surrounding <br /> <br />-4- <br />
