<br />'- <br /> <br />-.. <br /> <br />George Smith stated that if this rezoning was approved that traffic would <br /> <br />be a hazard and that Bridge Street was not constructed for high traffic use. Under <br /> <br />the Master Plan this area should remain residential and the creek should remain the <br /> <br />natural buffer between residential and business areas. <br /> <br />George Fields owns 50 acres east of the petitioned property. He indicated that <br /> <br />he may want to expand his property into residences or subdivisions and felt that <br /> <br />people would not want to buy land next to softball field. <br /> <br />Mr. R.C. Fields indicated that he owns 103 acres above the petitioned property <br /> <br />and has the same concerns that were presented by Mr. George Fields. <br /> <br />:ran Baker was concerned with the increased traffic problem. <br /> <br />Howard Ringer felt that the residential area surrounding this property <br /> <br />should not be burdened with additional noise and traffic. <br /> <br />Elsie Finchum said she was in favor of the proposed request. <br /> <br />Mr. Oliver responded that this rezoning is necessary to conduct the proposed <br /> <br />business. He felt that the traffic was not going to be a problem of the proportions <br /> <br />mentioned by the remonstrators because people would not be coming to or going from <br /> <br />the facility at the same time. He felt that there would be some noise but not to <br /> <br />the extent suggested. This land is set down in a valley and this along with the <br /> <br />trees would be a sufficient barrier to the concecned residents of neighboring property. <br /> <br />Delbert Hobson looked at the proposed access and felt that it was sufficient <br /> <br />to for the proposed use. <br /> <br />Mr. Tousley again stressed that a variance would be the best proposal for <br /> <br />all concerned. <br /> <br />Chairman Barry then opened the petition for the Board's consideration. Bill <br /> <br />Abbott informed those present that the Building Inspector can request an emergency <br /> <br />access. <br /> <br />Steve Edwards felt that perhaps some other access should be considered but that <br /> <br />that did not go to the heart of the question before the Board. <br /> <br />Wendell Thaler felt that the elevation in that area from the proposed site <br /> <br />to the surrounding and neighboring landowners was approximately 20 feet and that this <br /> <br />-4- <br />
