<br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />THURSDAY, NOVEMBER 15, 200 I <br /> <br />The Mooresville Plan Commission met on Thursday, November 15, 200 I, wbich was one <br />week earlier due to the Thanksgiving Holiday, at 7:00 P. M. at the MooresviUe Town <br />Hall. <br /> <br />Plan Commission members present were: Joel Beebe, Chris Crouch, Jim Bruner, Tim <br />Bennett, Andy Pygman, Robert Williamson, Robert Corbin, John Ehrhart, and Mike <br />Young. No members were absent. Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Pygman, second by Commissioner Bennett to accept <br />the minutes of the October 25,2001 meeting as corrected, changed spelling from Stanley <br />Soils to Staley's Soils. Motion carried 9-0. <br /> <br />Ross Holloway of Holloway and Associates present a PUD-R for Donna Heimansohn <br />Landersdale Road and Bridge Street, now called Amberwood Estates. The street layout <br />was the same as when Ewing properties brought this in for apartments. The density has <br />been reduced to 2.2 per acre. Mr. Holloway gave a booklet to the commission members <br />containing the covenants and restrictions. This property borders Knightsbridge. <br />Commissioner Beebe asked if the covenants and restrictions were in line with Keswick <br />(Wyttenbach Estates). Mr. Holloway said Keswick's minimum was 1800 square feet and <br />this was 1700 square feet. Commissioner Pygman asked Mr. Holloway what had <br />changed on this piece of property to make it economically feasible for single family <br />residences. Mr. Holloway told the commission that 52 lots were necessary, the <br />developers had financing available, and the developer, Donna Heimansohn , was an <br />attorney and was not looking for the same kind of income as the other two groups who <br />had previously sought to develop this property. Commissioner Ehrhart asked Mr. <br />Hol1oway if a PUD was supposed to have common ground. Mr. Holloway said it was not <br />a benefit to the development, it could be an R-l, but to the Plan Commission there was a <br />benefit for a PUD because of the covenants and restrictions. Town attorney Tim Currens <br />answered saying it didn't make a huge difference if it's R-I or PUD. Commissioner <br />Ehrhart asked how much brick was going to be used, because it was being presented as <br />brick front only on the main level. <br /> <br />Vic Vance, First Metropolitan Mortgage Co., spoke to the commission. He does FHA <br />loans and they were trying to create housing that fits FHA affordable for a young family <br />to get a large home and to satisfy the Plan Commission. John Ehrhart said be wanted the <br />brick amount to match Knightsbridge. Commissioner Crouch asked what would happen <br />if Lots 1-15, bordering Knightsbridge had more percentage of brick on them. Steve <br />Buchanan, builder of Trenton Homes for the project, said they could brick these but they <br />would probably be smaller homes. He also told the plan commission they needed to <br />consider that he uses heavier guage materials and he doesn't expect any home to be under <br />2000 square feet. Vic Vance told the commission if a husband and wife made $56,000 <br />
