Professional Office. Commissioner McGuire asked if this area was south of the creek.
The answer was yes. Commissioner Young said he noticed no clubhouse. The developer
told the commission it was hard to support a clubhouse with 94 units, but on the lake,
green space was provided and he supposed they could put a shelterhouse or picnic tables
there.

Brian Turley, 13342 N. Allison Drive, told the commission he was concerned about the
traffic and the rumor that Allison Rd could possibly be made into a dead- end road. Mr.
Wildman responded that if INDOT opened a new cut off of Highway 67 they would like
to eliminate a cut that was already there, possibly Allison Rd. Brian Turley said he would
strongly object, he wants the road to the townhouses eliminated off of Allison Rd. and the
development go straight out to Highway 67. Chet Bohannon, 13540 Duncan Court told
the commission he has hosted two meetings. His concern was the townhouses 20 feet
away from the property line which would make them look onto back patios of the houses
20 feet away. He said he would like the eight unit style turned at an angle and he feels
there needed to be more of a setback between Sugarwood and the townhouses. The
homes in Sugarwood range from $150,000 to $200,000 with covenants of a certain
percentage of brick. He wants the townhouses to have the same percentage of brick as
Sugarwood. He would prefer a sole entrance off of Highway 67, because Allison Rd. is a
country road and not built for high volume of traffic. He does not want the crossover
eliminated. He wants very diffused lighting and would like the old trees saved. He said
that drainage north of the Bullock store becomes a lake and a lot of effort would need put
into correcting the problem. He would like the developers to pick up the cost of the
sewer main line. He would like the building done in a quick time and the undeveloped
area kept clean of trash and debris.

Commissioner Bennett asked who Mr. Bohannon was representing. He told the
commissioners he had put out fliers inviting home owners in the area to meet on a
Sunday, then they met on Wednesday with the Developers. He said he had no official
position. Commissioner Bruner asked if there was a way to get the covenants for
Sugarwood and Mr. Bohanoon said he would deliver them to the Town Hall.
Commissioner McGuire asked legal counsel for a clarification on sewer requirements.
Town attorney Tim Currens told the commission the Town of Mooresville can request
home-owners within three hundred feet of the line to hook on to the sewer.

Jeff Jones-Jones Mortuary- asked the developers if the property had already been
purchased. D & S Development stated they had not purchased the property. He then
asked if the land had been anoexed. The land had been anoexed when Weliever
Chevrolet was anoexed into the Town of Mooresville. He then stated he had the same
concerns for traffic. He stated he and the Grace Missionary Church would be against the
closing of Allison Rd.

Bob Yarnell, 4198 Fox Court, told the commission he agrees with everything everyone
else was saying and he is concerned about who will be building the Townhouses.
Commissioner Young said the specifications for building would be on approval of the
PUD.
