<br />Commissioner Young asked which Lot were they proposing the body shop and Mr. Holloway <br />said lot 2 immediately east of the Mooresville School Garage. <br /> <br />Commissioner Bryant asked how they would access Lot 2 and Mr. Holloway said there would be <br />a private driveway from Bridge Street. <br /> <br />Mr. Beikman asked about the utility and drainage easements and Mr. Holloway said they would <br />separate the two easements. Mr. Beikman asked them to show the existing storm sewer to be <br />shown on an easement and Mr. Holloway said they would show it on the easement for Lot 2. <br /> <br />Greg Johnson, 801 \/2 Bridge Street, Sonshine Park, said they are not very thrilled with any storm <br />drainage, because of the flood plain. Mr. Holloway said there is an existing 24"storm drain <br />running from the back of the School garage across lot 2 and discharges on to the east into White <br />Lick Creek, which has been there for many years. They will not be increasing any discharge <br />onto Sonshine Park and will installing a retention basin, which Mr. Beikman will have to <br />approve as part of the construction drawing. <br /> <br />Randy Pruden, ION. Indianapolis Road, said he has seen the flood water all the way up to the <br />back of his shop and he does not see what a retention pond would help. <br /> <br />Myron Westenhofer, 560 Bridge Street, said that a body shop in there was just fine with him. <br /> <br />Dave Davis, Brown Twp. Fire Department, asked if this had been processed through the <br />Department of Natural Resource and Mr. Beikman said that this would have to be approved by <br />the DNR before he can start construction. <br /> <br />A motion was made by Commissioner Williamson, second by Commissioner Bruner, to approve <br />the two lot minor plat for Arvin Hopkins on property located on Bridge Street. Motion carried <br />7-1. <br /> <br />Next on the agenda was Ross Holloway, Holloway Engineering, representing Arvin Hopkins for <br />Lot I on property on Bridge Street requesting a rezone from B-3 to I-I to operate a body shop. <br />Lot I has 3.505 acres and they are requesting I-I, because they think there will be a body shop <br />there and will limit that use to something similar. Commissioner Young said since they are not <br />sure it will be a body shop why were they not asking for a B-1 with a Special Exception. Mr. <br />Holloway said that with a B-3 with a Special Exception they would be limited to a body shop <br />only and since they are not sure the body shop will go in they wanted to have more options. Mr. <br />Holloway said if this was going to be an issue they would ask for a continuance and come back <br />with a list of acceptable I-I uses. <br /> <br />A motion was made by Commissioner McGuire, second by Commissioner Ehrhart, to approve <br />the continuance for Arvin Hopkin's rezone from B-3 to I-I so they can come back with a list of <br />acceptable uses for I-I. Motion carried 8-0. Mr. Currens said no new notices would be sent. <br />Commissioner McGuire stated that he had received ordinances from four different towns in <br />North Carolina for the Commissioners to look at.
