<br />Commissioner Ehrhart said he thought the concept was fine, the density is something they could <br />work with now, but with the outstanding issues, he does not see how they can move forward <br />without seeing more of the final product. <br /> <br />A motion was made by Commissioner McGuire, second by Commissioner Crouch, to approve <br />the preliminary plat with commitments presented and include the 8/12 pitch roof, different colors <br />of brick, no two alike next to each other, the dimensional shingles, the six foot sidewalk along <br />Bridge Street and four different elevations. Motion carried 5-3. <br /> <br />Next were Alvin Barnes and Dwayne Walters for a consultation for a possible subdivision at <br />6367 Landersdale Road. There is thirty-six acres that they would like to develop a small <br />subdivision without city sidewalks and city curbs. They would have one acre lots with 2,000 sq. <br />ft. minirnum custom built all brick homes and detached garages. Commissioner McGuire asked <br />if they would have city water and city sewers and they said they would have city water with <br />septic systems. Mr. McGuire stated they would not approve another subdivision with septic <br />systems and they asked if they went with city sewer could they get by without sidewalks and <br />curbs. Commissioner Bryant stated that they may not have to have sidewalks, but the drainage <br />curbs will been needed for storm water controL <br /> <br />Tim Currens, Town Attorney, stated that some of these issues are covered by our ordinance and <br />the board does not have the right on a rezoning to say what can be done. They would have to go <br />to the Board of Zoning Appeals to get a variance from development standards. <br /> <br />Next was Holloway Engineering representing Bryant Hopwood requesting a replat of Lot D-I in <br />Flagstaff Business Park, 1260 Old State Road 67. Lot D is owned by Capital Adhesives, and a <br />few years ago they plotted an additional lot called D-I Addition. They are proposing an <br />expansion to their building and the drainage and utility easements need to be moved to the <br />perimeter of lot D.I Addition. They are asking for a replat to combine the two lots moving the <br />drainage easement on the west and the utility easement on the south to Lot D-I. They would <br />combine the two parcels into one parcel of approximately five acres. <br /> <br />A motion was made by Commissioner Bruner, second by Commissioner Ehrhart, to approve the <br />replat of Lot D and Lot D-I Addition and move the drainage easement on the west and the utility <br />easement on the south to the perimeter of Lot D-I and combine the two Lots into one Plat. <br />Motion carried 8-0. <br /> <br />Next was Ross Holloway, Holloway Engineering, representing Arvin Hopkins requesting the <br />two lot minor plat for the property located 165 feet east of Indianapolis Road and Bridge Street. . <br />On the south side of Bridge Street Mr. Hopkins owns approximately eight acres and is proposing <br />a two lot minor plat. There is 370 feet along Bridge Street where there will be an access and <br />utility easement running south to Lot 2 along the east side. Sanitary sewers, approximately 70 <br />feet off the northeast corner of lot 2, serve the site. <br /> <br />Commissioner Bryant asked if the storage units were to the east of Lot I and Mr. Holloway said <br />they are directly east of lot I. <br />
