<br />The next item on the agenda was Bradley Ott of Mainstreet Consulting Co., representing <br />the Roberts family, seeking a two lot minor plat at 11677 Stonehedge Lane. There is an <br />existing house on the property, which currently contains approximately 24 acres. The <br />Roberts family is seeking the minor plat to sell the existing house with 2.034 acres and <br />keep the remaining 22.1 84-acre lot. Mr. Ott addressed the issues of concern listed by the <br />Technical Review Committee and presented the Commission with an updated plat <br />showing the changes requested. He also presented the Commission with a letter from the <br />Morgan County Health Department stating there would be adequate room to the north <br />side of the lot for repair should the septic system fail at any time and they would see no <br />problem with the proposed change to the plat. Lance Denarden of 1079 E Jessup Court <br />stated that his only concern was the lot size of two acres, which was small in comparison <br />to the surrounding lots in the neighborhood, which range from seven to twenty acres and <br />whether there would be an issue with run-off from the septic. Mr. Ott stated that he <br />hoped the letter from the Health Department would address his concerns. He also stated <br />that the lots in Jessup Way range from approximately three to twelve acres. Ron Ellis of <br />761 Keller Hill Road had similar concerns regarding the septic and was allowed to read <br />the letter from the Health Department. Mr. Ellis also had questions concerning the <br />minimum acreage requirements for a septic and what would happen if a problem did <br />occur and Tim Currens explained the process in which the Health Department would <br />respond in the event of a problem. Mr. Ellis also wanted to know if all access to this <br />property would be from State Road 42 and was told it would. <br /> <br />A motion was made by Commissioner Ehrhart, second by Commissioner Bryant to <br />approve the Roberts Minor Plat. Motion carried 7-0. <br /> <br />Next on the agenda was Chris Crouch seeking are-plat of three lots to one at 1833 East <br />Keys Road. For the record, Mr. Crouch removed himself from the board for the purposes <br />of this one filing. Mr. Crouch explained to the board that two years ago he made the <br />SI/2-acre lot into three lots with the intention of building a new home sometime in the <br />future. However, with the new fair market value taxing, he was paying approximately <br />$800 additional per year in taxes for having the three parcels. Since he does not plan to <br />build a new home for approximately ten years, he does not feel it would be feasible to <br />continue to pay the additional taxes. Therefore, he wants to change the three lots back to <br />one. <br /> <br />A motion was made by Commissioner Bryant, second by Commissioner Bruner to <br />approve the re-plat from three lots to one at 1833 East Keys Road. Motion carried 6-0. <br /> <br />Final plat approval for Amberwood was on the agenda but was tabled to the June meeting <br />per request by Holloway Engineering. <br /> <br />Ross Holloway asked the Commission to address an issue from October 2001 between <br />Guidos Pizza and Photography by Coleen at the corner of Main and Indiana Streets. At <br />that time the Plan Commission approved a minor plat but there was an issue with a utility <br />easement for an air conditioning unit that sat in the courtyard. The original plat contained <br />a utility and access easement that included the two air conditioning units on the right but <br />
