<br />Next was Doug Moore, Holloway Engineering, representing the Grace <br />Missionary Church, Allison Rd., requesting a variance to build over the lot <br />line. The church has acquired the property north of Allison Road and they <br />desire to construct a church on that property. The hardships on the property <br />are a creek and the flood plain that extends well into the property. Because <br />the property is divided into two parcels and the hardships they will have to <br />build the church to the south and the east so they will have to build across <br />the property line. They own both pieces of property. They plan to maintain <br />setbacks from the residential area to the east and they would like to push the <br />building to the south and the east to build on the hill to be out of the flood <br />plain. This will allow them to utilize their property. The east line ofthe <br />property will be the rear line and the setback will be forty feet from the east <br />property line. <br /> <br />Mr. Tim Ash, 13630 N. Duncan Drive, Camby, IN, is concerned about the <br />height ofthe building. Will it be a two story building, will the elevation be <br />changed, or will it shade his whole lot. Will the forty foot setback be from <br />the easement or the property line. He is concerned about the buffer or green <br />area that they were told they would have. <br /> <br />Mr. Mike Griffith, 13616 N. Duncan Dr., Camby, IN, said his concern is that <br />they have a fifteen foot easement and they were told that this easement <br />would not be affected by this property. They want to know ifthe forty foot <br />setback is from the edge of the easement or the property line. He would <br />like to know if the large trees that are in the easement will be preserved. <br />There are some proposed out lots on Allison Road, they would like to know <br />more about those. Mr. Moore said they should have been removed from the <br />plan and the plan at this point is very very flexible. <br /> <br />Mr. Moore said the setbacks will be maintained according to the zoning <br />ordinance, there will be a green area where they cannot build in, and as far <br />as the out lots, baseball diamonds, maintenance shed, lights or anything else <br />that is still all in the future as to what they are going to do here. At this <br />point they do not want to build in the flood plain and they want as much of <br />the improvements out of the flood plain as far as possible. Any permanent <br />structure has to be two feet above base flood elevation. The height of the <br />building and the building material ofthe building are still up in the air at this <br />point.
