MOORESVILLE REDEVELOPMENT COMMISSION <br />MINUTES <br />THURSDAY, MARCH 1, 2018 6:OOpm <br />Members present: Harold Gutzwiller, Joe Beikman, Bill Boyd and Don Stultz. School board appointee <br />Larry Moore was present. Attorney Adam Steuerwald was present. Project Manager Chelsey Manns <br />was present. <br />As Chairman's prerogative, Commissioner Gutzwiller welcomed Attorney Adam Steuerwald of Barnes <br />and Thornburg. A contract for legal services was provided to the RDC previously for review. It outlined <br />the services that would be provided by Attorney Steuerwald and the Barnes and Thornburg team at a <br />rate of $310/hour. Commissioner Stultz made the motion to approve the contract as presented. <br />Commissioner Beikman seconded the motion, which carried 4-0. <br />A motion was made by Commissioner Beikman and seconded by Commissioner Stultz to approve the <br />executive session and public meeting minutes from February 8. The motion carried 4-0. <br />Financials were presented by email from the Clerk -Treasurer previously. Commissioner Boyd made the <br />motion to accept the financials as presented. The motion was seconded by Commissioner Stultz and it <br />passed 4-0. <br />Public Comment: No public comments currently. <br />Southbridge Crossing: Manns presented the RDC with a quote from Economy Heating for $24,149.64 <br />for the replacement of two rooftop units at Showtime Cinema. She reminded the RDC they had <br />previously approved the replacement of one unit, but that was late in 2017 and the tenant had asked <br />the RDC wait until after busy season. Commissioner Beikman approved the quote as presented. <br />Commissioner Stultz seconded the quote, which carried 4-0. <br />Attorney Steuerwald presented Resolution 1-2018 which outlined the intention to sell Southbridge <br />Crossing. Commissioner Stultz made the motion to approve Resolution 1 as presented. Commissioner <br />Boyd seconded the motion, which carried 4-0. Commissioner Steuerwald also providing the timeline for <br />the sale of Southbridge, noting the important date of April 5th, the RDC's next meeting, as the day to <br />open bids. <br />Manns stated there have been roof leaks at Showtime Cinema. She has addressed the issues and <br />suggested the RDC enter into a contract with STIR to have the roof reassessed for $750. Commissioner <br />Beikman made the motion to move forward with the roof assessment for $750. Commissioner Stultz <br />seconded the motion, which carried 4-0. <br />Gateway Project Update: <br />North Gateway: Per Manns, there have still been some issues with the north gateway. Issues persisted <br />with the Mardi Gras theme. The lighting contractor was down earlier in the day and she is working with <br />he and the town to resolve the issue. <br />
