7f� <br />Mooresville BZA Minutes <br />Thursday July 8t", 2021 <br />Members present: Neal Allman, Jennifer Meador, Charles McGuire, <br />David Saddler, Mike Young and attorney Beth Copeland. <br />Mike Young called the meeting to order and requested a motion on the <br />previous minutes; Charles McGuire made a motion to accept the minutes <br />as presented, the motion was seconded and passed 5-0. <br />$1 <br />John Larrison and Ross Holloway of Holloway Engineering along with <br />Mr. Pyatt of Pyatt Builders presented all three variance requests for E. <br />North County Line Rd & N. Ferguson Rd.: <br />1. variance for front yard set back from 40ft. to 30ft. <br />2. variance for length to width ratio from 2.5 to 1 to 2.82 to 1 <br />3. variance for maximum lot coverage from 25% to 40% <br />Mike'Young expressed concern for hearing and or approving variance <br />requests prior to Plan Commission plat approval, he further expressed <br />concern of economic viability. Jennifer Meador questioned the interest <br />in homes of the requested size and price point mentioned. Neal Allman <br />confirmed adequate green space would remain if the percentage was <br />approved. Mike Young called upon audience member, Plan Commission <br />member Jeff Dieterlen to give his opinion on the variances requested as <br />they pertain to the UDO. Charles McGuire appreciated the work of the <br />UDO, however reminded all present that the BZA existed to hear and <br />make motion on variances from governing documents. After much <br />discussion Ross Holloway stated the willingness to withdraw two <br />variance requests if the Board would solely consider the remaining <br />request for lot percentage coverage. Tim Bennet, Town Building <br />Inspector spoke on behalf of the percentage variance and to remind the <br />Board that the current allowed 25% includes driveways, sidewalk etc. <br />
