MOORESVILLE REDEVELOPMENT COMMISSION MINUTES <br />Thursday, <br />Thursday, July 6, 2023 6:OOpm <br />Mooresville Government Center <br />Commission Members present: Brian Culp, Erin Pipkin, Shane Williams, Dana Heidenreich and Ryan <br />Taylor were present. School representative Dr. Jake Allen was absent. Project Manager Chelsey Manns <br />was present. Redevelopment Commission Attorney Adam Steuerwald was present. <br />Commissioner Taylor called the meeting to order and led the group in the pledge followed by an <br />invocation by Commissioner Culp <br />Minutes: Minutes were presented from the June 1, 2023 executive session. Commissioner Culp made <br />the motion to approve minutes as presented. Commissioner Pipkin seconded the motion, which carried <br />5-0. Public meeting minutes from June 1, 2023 were presented. Commissioner Culp made a motion to <br />approve the minutes as presented. Commissioner Heidenreich seconded the motion, which carried 5-0. <br />Financials: Financials were provided by the Clerk -Treasurer's office via email. Commissioner Pipkin <br />made the motion to approve financials as presented. Commissioner Culp seconded the motion, which <br />carried 5-0. <br />Old Business: <br />Mooresville Business Center Update: Manns shared the Commission closed on the sale of <br />approximately 19 acres north of the shell building to Indianapolis French Investment Corp. for <br />$1,092,996.01 on June 20tH. On June 29tH, the Commission closed on the sale of approximately 55 acres <br />for $3,156,045.07 to Old Dominion Freight Line. The shell building negotiations are ongoing but she <br />believes terms have been reached between the buyer and the general contractor and she is hopeful a <br />closing date will be set the week of July 10tH <br />As a part of the sale process, an amendment to an agreement for an updated ALTA survey was required <br />for the 55 acre parcel. The work has been completed as time was of the essence. Commissioner Pipkin <br />made the motion to approve the Amendment to Agreement with Banning Engineering for $2,000 to <br />update the ALTA survey. Commissioner Culp seconded the motion, which carried 5-0. <br />Fire Station Update: No update. <br />Patel Site Update: Attorney Steuerwald shared they are working through changes as site <br />
