MOORESVILLE REDEVELOPMENT COMMISSION MINUTES <br />Thursday, <br />Thursday, June 6, 2024 6:OOpm <br />Mooresville Government Center <br />Commission Members present: Brian Culp, Greg Swinney, Dana Heidenreich, Erin Pipkin and Ryan <br />Taylor were present. School representative Dr. Jake Allen was present. Project Manager Chelsey Manns <br />and Attorney Adam Steuerwald were present. <br />Commissioner Taylor called the meeting to order and followed with an invocation by Commissioner <br />Culp. <br />Minutes: Minutes were presented from the May 2, 2024 executive session and public meeting. <br />Commissioner Heidenreich made the motion to approve the executive session minutes as presented. <br />Commissioner Culp seconded the motion, which carried 5-0. Commissioner Culp made the motion to <br />approve the public meeting minutes. Commissioner Swinney seconded the motion, which carried 5-0. <br />Financials: Financials were provided by the Clerk -Treasurer's office via email. Commissioner Culp made <br />the motion to approve the financials as presented. Commissioner Pipkin seconded the motion, which <br />carried 5-0 <br />New Business: Attorney Steuerwald presented Resolution 2024-1 regarding the pass through <br />determination annually required by June 151h. The resolution determines that with respect to each <br />Allocation area, the amount of excess assessed value captured by the Commission in the Allocation area <br />is not expected to generate more than 200% of the amount of TIF revenues necessary to pay principal <br />and interest on bonds and other projects such as previously approved projects like Pioneer Park <br />upgrades, Main Street and the CTC development infrastructure. Therefore, there is no excess assessed <br />value in 2025- Commissioner Pipkin made the motion to approve Resolution 2024-1 as presented. <br />Commissioner Culp seconded the motion, which carried 5-0. <br />Ongoing Business: <br />Mooresville Business Center Update: Manns shared the INDOT permit for the new signal at SR67 and <br />Merriman Road was received on May 23rd. Construction should commence in June. <br />Manns also presented an updated listing agreement with Cushman Wakefield for the remaining 10 acres <br />west of Haymaker Drive. The existing listing agreement expires. The new agreement is for 12 months <br />
