<br />'----- <br /> <br />'~ <br /> <br />~ <br /> <br />~ <br /> <br />MINUTES OF THE MOORESVILLE PLANNING COMMISSION <br /> <br />The Mooresville plan Commission met for its regular meeting on March 28, <br /> <br /> <br />1991 at 7:30 P.M. at the Mooresville Town Hall. Present were Board members <br /> <br /> <br />Joel Beebe, William Abbott, Steve Edwards, Shirley Welker, Charles McGuire, <br /> <br /> <br />David Barry, David Minardo and Signe Nicholson. Absent was Vern Kimmel. Also <br /> <br /> <br />present was the Commissionls attorney, Timothy C. Currens. <br /> <br /> <br />Corrections to the minutes were noted and brought to the attention of the <br /> <br />Commission by Shirley Welker. Bill Abbott made a motion to accept the minutes <br /> <br /> <br />as corrected. ~ second was made by Shirley Welker. Motion carried unanimously. <br /> <br /> <br />A revised copy of the minutes will be prepared for the next meeting for signatures. <br /> <br /> <br />NEW BUSINESS <br /> <br /> <br />David Best, land surveyor, represented Cloverleaf properties in their request <br /> <br />to amend the use of Lot 36 Spring Mill from Multi-family use to Single Family use. <br /> <br /> <br />The original plan was to build one (1) building with sixty-five (65) units; however, <br /> <br /> <br />they would now'like to replat into single family lots. 'rhis would then permit <br /> <br /> <br />for nineteen (19) lots for single family homes on 4.91 acres. Lot 35 would still <br /> <br /> <br />be Phase 3 of Springhill Apartments as originally planned. Only four (4) lots <br /> <br /> <br />in the original section of the single family homes which is currently under <br /> <br /> <br />progress, have not been sold. <br /> <br /> <br />A motion was made by Signe Nicholson to grant preliminary approval with <br /> <br /> <br />final approval based on Cloverleaf properties meeting the bonding requirements. <br /> <br /> <br />A second was made by Steve Edwards. Motion carried unanimously. <br /> <br /> <br />Richard Wood, Attorney at Law, then came before the Commission representing <br /> <br />Mildred and Everett Rawlings who were not in attendance. Mr. Wood presented <br /> <br /> <br />a petition to rezone approximately 98 acres located at st. Rd. 67 south of <br /> <br />White Lick Creek from A to I2. Mr. Wood went on to explain that this would allow <br /> <br /> <br />for development of an Industrial Park which would add to the tax base of the town <br /> <br />as it is in the limits. <br /> <br /> <br />Mr. Wood explained that approximately 75 acres would be a Candidate for <br /> <br /> <br />development; however, the remaining property that runs along the creek would not <br /> <br /> <br />be condusive to developing. <br /> <br /> <br />Signe Nicholson then questioned Mr. Wood as to why they wanted I2 instead <br /> <br /> <br />of II. Mr. Wood's response was that this would allow for a wider range of uses. <br /> <br /> <br />Marilyn Fisher of Charmil Estates subdivision expressed her opposition to <br /> <br /> <br />the rezoning of this property as she felt it would greatly decrease the value of <br /> <br /> <br />her property located in the subdivision directly across st. Rd. 67. <br />
