<br />- <br /> <br />TOWN OF MOORESVILLE <br />PLAN COMMISION MINUTES <br />THURSDAY, AUGUST 23, 2001 <br />7:00 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, August 23,2001, at 7;00 P.M. at <br />the Mooresville Town Hall. <br /> <br />Commission members present were: President Joel Beebe, Andy Pygman, Jim Bruner, <br />Chris Crouch, Robert Williamson, Robert Corbin, John Ehrhart, and Mike Young. Tim <br />Bennett was absent. Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Bruner, second by Commissioner Williamson to <br />approve minutes of July 26,2001, as written. Motion carried 8-0. <br /> <br />Ross Hol1oway of Hol1oway & Associates presented a request for rezone from Shae <br />Corporation for Hadley Road and Landersdale Road from Agriculture to PUD-R. The <br />group is not now looking at assisted living and Mr. Holloway told the commission he <br />realized this change needs a request for an amendment to PUD-R from PUD-E. <br /> <br />Mr. Hol1oway told the commission there were plans for single, double, and quad UIÙts, <br />mounding 6 feet high on the perimeter with a width of 30 -40 feet at base, a minimum of <br />25 foot rear yard, 10 foot side yard, and front setback of 30 feet. Parking wil1 be as <br />fol1ows: one bedroom-three parking places, two bedroom-four parking spaces with <br />driveways a minimum of eighteen feet wide. Access: 24 ft. wide pavement, curbs, <br />gutters, and sidewalks four ft. wide. There will be sidewalks from street to swimming <br />pool and 38 (four handicapped) parking spaces at the activity building. The activities <br />bnilding is 2000 square feet, the deck area is 3800 square feet, the pool is 800 square feet <br />and mounding completely around activity area. There will be three signs, two on Hadley <br />Road and one at a road that will go into Col1ett Acres. Section III. Maximum sign height <br />will be eight feet. They are anticipating having ornamentailighting and intermediate <br />lighting with a minimum of one at each cul-de-sac and intersection. A condominium <br />association will charge a fee to condo owners for maintenance of exterior of buildings, <br />grounds maintenance, and parking lot maintenance. <br /> <br />They will be asking the Town of Mooresville to provide sanitary lines to the <br />development, and they will place fire hydrants as directed by Mooresville and/or <br />Madison Township fire departments. Mr. Holloway told the commission that based upon <br />marketing trends, this diagram may not be the exact configuration. They desire <br />flexibility to mix building types. Mr. Holloway also said that 3.2 units per gross acre was <br />not feasible money-wise. All condos would be a combination of brick and cedar wood <br />siding or lap siding, no vinyl or aluminum. There will be a retention pond with a safety <br />shelf(slopes out to 10 or 12 feet before going to three foot deep water). They would <br /> <br />'"'- <br />
