<br />, <br />" <br />'- <br /> <br />MOORESVILLE PLAN COMMISSION <br />MINUTES <br />SEPTEMBER 27, 2001, 7:00 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, September 27,2001, at 7:00 P. M. <br />at the Mooresville Town Hall. <br /> <br />Commission members present were: President Joel Beebe, Chris Crouch, Mike Young, <br />Robert Corbin, Robert Williamson, Jim Bruner, Tim Bennett, and Andy Pygrnan. John <br />Ehrbart was absent. Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Pygman, second by Commissioner Corbin to <br />approve minutes of the August 23, 2001 meeting. Motion carried 7-0. <br /> <br />First on the agenda, Ross Holloway of Holloway & Assoc. presented the request from <br />Shae Corporation for a rezone from Agriculture to PUD R on property located at Hadley <br />Road and Landersdale Road. The density is to be 4.5 units per gross acres with 80% <br />brick. Also added on the plat was a note that streets and building layout are for exhibit <br />only, will actually be according to what units sell. As far as building types, probably not <br />any four plexes, if any, very few. All streets are to Mooresville's standards. Ross <br />Holloway told the commissioo he was entering into record tonight all covenants and <br />restrictions. He also said the road configuration will not be exactly the shape as on the <br />plat. There will be a three acre lake and the total acreage of the development is forty <br />three acres. <br /> <br />Mr. Roberts, St. Road 144, spoke he thought the plat should have four outlets. He said <br />the plat looks too much like a maze. Ross Holloway told the commission the maze effect <br />was deliberate because they wanted an isolated community, no tbru streets. He also <br />stated there would not be any east - west roads. He said the main entrance was 700 feet <br />from the farmhouse and 800 feet to the drop-off (hill) in road. Motion was made by <br />Commissioner Young, second by Commissioner Crouch to recommend to the Town <br />Council to approve PUD-R with exceptions noted on the plat and convenants and <br />restrictions as presented. Motion carried 8-0. <br /> <br />Next, Ross Holloway of Holloway & Assoc. presented a two lot minor plat for Charles <br />Roberts located at 1816 St. Highway 144. Mr. Holloway presented an evaluation for <br />septic approval (600 square feet per bedroom soils report), the site map, and copies of the <br />drawing. The plat consists of slightly over two acres, Lot 1 is 1.038 acres and Lot 2 is <br />one acre. He told the commission he had the green cards. He also said the existing <br />driveway will be used, it is ten feet wide and of crushed stone. This property is about one <br />half a mile to the west from the former garden shop property. Tom Rigdon lives across <br />Highway 144 from this property and said there was a curve in front of his house and this <br />was a bad situation as far as the road is concerned and accidents. His other concern ; <br />originally a permit to operate a pool sales and garden sales was granted for this property. <br />
