<br />MOORESVILLE PLAN COMMISSION <br />MINUlES <br />THURSDAY, APRIL 25,2002,7:00 P. M. <br /> <br />The Mooresville Plan Commission met on Thursday, April 25, 2002, at 7:00 P. M. at the <br />MooresvilIe Town HalL <br /> <br />Commission members present: Chairman Mike Young, John Ehrhart, Robert Corbin, <br />Robert Williarnson, Chris Crouch, Tim Bennett, Charles McGuire, Jim Bruner, and Andy <br />Pygman. No members were absent. Town attorney Tim Currens was present.. <br /> <br />Motion was made by Commissioner McGuire, second by Commissioner Bruner to <br />approve the minutes of the March 28, 2002 meeting. Motion carried 9-0. <br /> <br />Town attorney Tim Currens explained to the audience that due to the 911 address change, <br />over half of the green cards were not delivered. He said technically the petitioners were <br />in compliance, but it would not be fair to those residents who did not receive notification <br />of the meeting. He informed the commission and the audience the Public Hearing would <br />be carried on, but D. & S. Development would be on the May agenda and there would be <br />no vote tonight. <br /> <br />Bob Wildman of D & S Development located at 489 South State Road 135 in Greenwood <br />spoke explaining the project. The project is twenty-four acres located on the east side of <br />Highway 67, adjacent to Allison Road. A mixed use is planoed; Retail 39,300 square <br />feet plus 1.45 acre at entrance where a sit down restaurant may be located and 1.25 acre <br />at entrance for a possible bank. Professional office space of 21,700 square feet (single <br />story), and residential area consisting of 96 townhouses. A 1.03 acre lake with a <br />connector Road thru the project from the light on Highway 67 to Allison Road. Mr. <br />Wildman told the commission the townhonses started at $110,000.00 to $135,000.00. <br />The market is generally singles or a young couple, not a lot of kids. The first story of the <br />townhouses would be brick and the second story a cement type of siding, two bedrooms, <br />some one car units and some two car units. He told the commission they had to work <br />with the State because of limited access on Highway 67. The drainage would be toward <br />the creek and there would be two retention ponds. Landscaping along connecting road, <br />Allison Road, and the boundary line with the subdivision to the East. The homeowners <br />suggested a privacy fence and Mr. Wildman said they were open to that suggestion. <br />There would be a Pylon sign at Highway 67 on the North side and one at the retail area. <br />A monument sign is planned for the connector road at Highway 67 and at the <br />
