<br />'~ <br /> <br />MOORESVILLE PLAN COMMISSION <br />MINUTES ",,'.<JO <br />mURSDAY, AUGUST 22, 2002, ~O P.M. <br /> <br />tIJ <br />The Mooresville Plan Commission met on Thursday, August 22,2002 at 7:3-Of(M. at the vh <br />Mooresville Town Hall. ~ 0~ <br />..f ~(!\ <br />Commission members present were: Mike Young, Andy Pygman, Jim Bruner, Charles C . <br />McGuire, Robert Corbin, and Robert Williamson. Commission members absent were ~ <br />John Erhhart and Tim Bennett. Town attorney Tim Currens was present. <br /> <br />Motion was made by Commissioner Pygman, seconded by Commissioner Corbin, to <br />approve the minutes of the July 25,2002. Motion carried 7-0. <br /> <br />First on the agenda were Jeff Banning, Banning Engineering, Richard Henderson, Arbor <br />Homes and Mrs. Dale Jessup. They were requesting a rezone of 90 acres on Hadley <br />Road behind Grandview Estate to be refilled Agriculture to a Planned Unit Development <br />They are proposing to develop 246 lots on this property. The lots will be minimum <br />10,000 sq. ft and will have a minimum ground floor area of 1,200 sq. ft for a single story <br />house and a two-story house will have 750 sq. ft on the first floor with 1,600 sq. ft total. <br />He stated that this is a minimum, that is not the average house size and that is typical not <br />the house size that would be constructed. The front yard will be 30 feet; side yard would <br />be 6 feet, with an aggregate of 12 feet and rear yards would be 30 feet. Maximum lot <br />coverage would be 30 percent. There would be approximately 10.2 acres of common <br />open area of ponds and amenities within this subdivision and a gross density of about 2.7 <br />units to the acre. This has not significantly changed from last month and with what is in <br />your packets. They as also proposing several other comments one of which is that all <br />home with in the development will have a minimum of 50 percent brick on the first floor <br />of the front facade exclusive of doors, windows, gables and dormers. There will be no <br />out building allowed within this development. They propose one entrance on to Hadley <br />Road and to tie into the stub entrance out of Grandview Estates. The will dedicate 50 feet <br />of half right-of-away on Hadley Road. Sanitary sewer was recently extended through <br />this property and up to Hadley Road and on east on Hadley Road. With water being on <br />the east property line, as well as being stubbed in the east property line of Grandview and <br />on the north border of Karrington Estates, water and sewer readily available to this site <br />and apparently have been planned for to have this property developed. There are <br />drainage outlets to the south mainly to the southwest of the property, on the development <br />plan there are several lakes on the site where the drainage will drain thru the lake system <br />to the outlet on the southwest of the property where there is an existing swale to the <br />southwest. Two additional proposed commitments are that all houses will have a <br />minimum of two 2 in. caliper trees in the yard and there will be eight shrubs or bushes as <br />
